The Director of Asset Management will be responsible for ownership-level oversight of a 650 unit multifamily community with approximately 40,000 square feet of ground-floor commercial space. Working closely with the third-party property management company, this role ensures the property achieves optimal financial performance, maintains best-in-class operations, and preserves long-term asset value. The Director of Asset Management serves as Snyder/Braverman’s primary representative for all day-to-day and strategic matters related to the company.
Key Job Duties
Partner Relations
- Serve as the primary point of contact for all interactions with partners as directed by ownership which includes UVM, UVMMC, CHT, and M&T Bank.
- Participate in meetings, respond to requests, and maintain clear, open communication with all partners.
Property Management Oversight (Residential and Commercial)
- Oversee the performance of the third-party property management company to include the leasing staff and maintenance team, and ensure it meets all established expectations.
- Evaluate property staffing levels, operating practices, and vendor contracts, and provide assessments to ownership for any changes.
- Assist the property manager with CAM reconciliations.
- Maintain current knowledge of all property activities through weekly walks and inspections, and follow-up on the resolution of all items requiring attention.
- Ensure maintenance standards, curb appeal, and resident experiences are consistent with ownership expectations.
- Serve as the liaison between commercial tenants and building owners to address any questions, requests, or issues.
- Monitor competitive positioning in the market, and make recommendations for prospective improvements.
- Participate in marketing efforts and special events.
Financial Oversight
- Work with property management to prepare and execute annual budgets, business plans, and capital expenditure plans.
- Review and analyze operating statements, variance reports, and cash flow performance, and provide quarterly updates to ownership.
- Analyze NOI drivers and implement strategies to maximize revenue and control expenses.
- Oversee leasing velocity, rent roll health, retail tenant performance, and renewal trends to ensure budgets are maintained.
- Prepare and present quarterly ownership reports and investor presentations.
- Ensure compliance with all lender covenants.
General Responsibilities
- Coordinate the preparation of tax returns for all entities.
- Review and follow-up on annual insurance renewals, and make recommendations for changes if necessary.
- Negotiate contracts with outside vendors as needed.
- Analyze and follow-up on property tax assessments.
- Manage all activities associated with capital planning and asset value enhancement.
- Engage and maintain relationships with vested community stakeholders (i.e. municipal, residents, housing groups, etc.).
- Oversee the property common area association.
- Monitor all press and online/social media reviews, and address feedback as needed.
- Serve as the primary point of contact for all municipal and state regulators, and maintain awareness of any impactful changes.
- Assist with all special projects and additional tasks identified by ownership.
Job Type: Full-time
Pay: $90,000.00 - $130,000.00 per year
