Overview
We are seeking a highly organized and experienced Apartment Manager to oversee daily operations of residential properties. This role involves managing leasing activities, ensuring compliance with Fair Housing regulations, coordinating property maintenance, and fostering positive relationships with tenants and vendors. The Apartment Manager will play a key role in maintaining property value and tenant satisfaction through effective management and operational oversight.
Duties
- Manage leasing processes including property tours, application screening, and lease signing.
- Oversee tenant relations, addressing inquiries, resolving conflicts, and ensuring high levels of customer service.
- Ensure compliance with LIHTC, Section 8, Fair Housing regulations, and other legal requirements related to landlord-tenant law.
- Coordinate property maintenance and facilities management using CMMS systems; oversee repairs and inspections to maintain property standards.
- Administer contracts with vendors and service providers; negotiate terms to optimize property operations.
- Maintain accurate data entry, filing systems, and legal documentation related to property management activities.
- Conduct regular inspections of properties to ensure safety standards are met and address any issues proactively.
- Handle administrative tasks such as filing, record keeping, and managing correspondence via phone etiquette and professional communication skills.
- Upsell available amenities or lease options to prospective tenants while maintaining ethical sales practices.
- Assist in marketing efforts to attract new tenants through effective property leasing strategies.
- Monitor occupancy rates and implement strategies for tenant retention and lease renewals.
Requirements
- Proven experience in property management or real estate administrative roles; familiarity with LIHTC, Section 8 programs preferred.
- Strong knowledge of landlord-tenant law, Fair Housing regulations, and legal administrative procedures.
- Proficiency with Quickbooks and other property management software programs.
- Excellent customer service skills with the ability to handle conflict management professionally.
- Experience in facilities management, property maintenance coordination, and contract negotiation.
- Strong organizational skills including data entry, filing, and office administration experience.
- Effective communication skills with professional phone etiquette and customer relationship management expertise.
- Ability to manage multiple priorities efficiently within a fast-paced environment.
- Ability to assist maintenance crew when necessary to quickly and effectively decrease turnover rate.
Pay: From $12.00 per hour
Expected hours: 40.0 per week
