Real Estate Underwriter

Silver Lands Management Group
Lehi, UT Full Time
POSTED ON 10/18/2026
AVAILABLE BEFORE 2/14/2027

Silver Lands is a private equity firm that owns and manages mobile home communities and apartment buildings across the United States. We're looking for a Manager of Investor Relations to be the firm's face to new investors, welcome them, teach them our portal, and keep them informed with clear, on-time reporting.

About the role

Silver Lands is hiring a Real Estate Underwriter to evaluate acquisitions across our manufactured housing community (MHC) and multifamily portfolio. You will build the financial models, run the diligence, and write the investment memos that decide which deals we pursue and at what price.

Silver Lands owns and operates income-producing residential real estate, including the Studio 168 and The Collective portfolios. Our team handles property management, asset management, and investor relations in-house, so the underwriter works closely with the people who will run the asset after closing.

Reports to: Head of Acquisitions

Type: Full-time

Key responsibilities

  • Deal screening: Review offering memorandums, rent rolls, and T-12s for incoming deals. Turn around a go/no-go screen within 48 hours.
  • Financial modeling: Build and maintain acquisition models — rent roll analysis, operating pro formas, debt sizing, capex budgets, and returns (IRR, equity multiple, cash-on-cash, DSCR).
  • Market research: Analyze rent and lot-rent comps, occupancy, sales comps, population and job growth, and supply pipeline for each target market.
  • Investment memos: Write clear investment committee memos covering the thesis, key assumptions, risks, sensitivities, and a recommended offer price.
  • Due diligence: Coordinate third-party reports (appraisal, PCA, Phase I, survey, title). Audit leases, utility billing, and in-place financials against the model, and re-trade where findings warrant.
  • Debt and equity support: Prepare lender packages and work with lenders and brokers on loan terms. Supply numbers and exhibits for investor presentations.
  • Post-close tracking: Compare actual property performance to underwriting each month and feed the lessons back into future assumptions.
  • Pipeline management: Keep the deal tracker current and maintain relationships with brokers and sellers.

Qualifications

Required

  • Bachelor's degree in finance, real estate, economics, accounting, or a related field
  • 2 years underwriting or analyzing commercial real estate acquisitions (multifamily, MHC, or similar income property)
  • Advanced Excel: building models from scratch, not just editing templates
  • Working knowledge of CRE debt: agency, bank, and bridge loans; DSCR and LTV sizing
  • Strong written communication — able to explain a deal in a one-page memo

Preferred

  • Direct experience with manufactured housing communities (lot rent, park-owned homes, utility billing)
  • Experience in Texas or other Sun Belt and Midwest markets
  • Property management or asset management background
  • Progress toward CFA, CCIM, or a real estate license

Skills and tools

  • Modeling: Excel (required); ARGUS or similar a plus
  • Data: AppFolio, RealPage, or comparable market data sources
  • Property systems: Yardi, AppFolio, Rent Manager, or similar
  • Traits: Skeptical of seller numbers, detail-oriented, organized across several deals at once, and comfortable defending assumptions to investment committee
