Silktown Roofing is currently hiring a Project Manager based out of our Douglas, MA office. The Project Manager responsibilities will include but are not limited to the following:
Position Summary
The Project Manager is responsible for complete project ownership from preconstruction and estimating through procurement, project execution, financial management, customer relationships, and project closeout. This individual will work closely with Operations, Estimating, and Field Leadership to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards. The Project Manager serves as the primary point of accountability for project performance, client satisfaction, schedule adherence, and profitability throughout the project lifecycle.
Responsibilities
- Ability to read plans and specifications in both hard copy and digital formats.
- Understand all phases of building envelope construction.
- Work with Operations to determine materials and manpower required for each project.
- Estimate time to completion for each project and coordinate with teams from varying trades, as appropriate.
- Determine materials required for each project and devise delivery schedules to ensure roofing materials, insulation, sheet metal, accessories, and related products are available when required.
- Review architects' and consultants' designs to plan the sequence of work and identify practical issues that may impact project success.
- Understand commercial roof system designs including TPO, PVC, EPDM, modified bitumen, and associated waterproofing systems.
- Ensure all work is conducted safely, with quality, and in accordance with production goals.
- Ability to create Schedules of Work and Schedules of Value, track project performance, and initiate recovery efforts when delays or change orders dictate.
- Regularly communicate with management regarding all assigned projects.
- Effectively schedule and coordinate field personnel and subcontractors.
- Network with associations and organizations beneficial to the company's interests.
- Maintain effective communication with General Contractors, Owners, Architects, Consultants, Field Operations, and Corporate personnel.
- Manage assigned projects from preconstruction through project closeout, ensuring successful execution of scope, schedule, cost, quality, and customer satisfaction objectives.
- Perform quantity takeoffs, prepare estimates, solicit vendor and subcontractor pricing, and assist with bid preparation and proposal development.
- Review plans, specifications, contracts, and bid documents to identify scope gaps, conflicts, risks, and value engineering opportunities.
- Participate in project turnover meetings and facilitate a seamless transition from estimating through project execution.
- Manage procurement activities, including material buyout, subcontractor commitments, purchase orders, and long-lead item tracking.
- Prepare, track, and manage submittals, RFIs, shop drawings, product data, and related project documentation.
- Monitor project budgets, cost reports, labor productivity, billing, collections, and profitability throughout the project lifecycle.
- Prepare, price, negotiate, and process change orders with customers, subcontractors, and suppliers.
- Develop and maintain project schedules, manpower projections, and material procurement schedules.
- Conduct project progress meetings and maintain accurate project records, reports, logs, and meeting minutes.
- Collaborate closely with field supervision to resolve project challenges, maintain production goals, and ensure quality standards are achieved.
- Coordinate project closeout activities, including punch list completion, warranty documentation, as-built documentation, final invoicing, and turnover packages.
- Identify project risks and proactively implement solutions to maintain project schedule, budget, and customer expectations.
- Additional responsibilities as assigned by management.
Required Skills / Abilities
- Understand all phases of building envelope construction; commercial roofing experience preferred.

- Experience managing RFIs, submittals, shop drawings, change orders, and project closeout processes.
- Strong understanding of construction contracts, project specifications, and scope management.
- Ability to effectively manage multiple projects simultaneously while maintaining schedule, budget, quality, and client satisfaction goals.
- Proficiency with Microsoft Office Suite and project management, estimating, scheduling, and ERP software platforms.
- Demonstrated ability to independently manage projects from bid award through final closeout.
