Property Manager
Reports To: Director of Residential Real Estate & Regional Property Manager
Location: Cleveland, Ohio
Position Summary
The Property Manager is responsible for the overall performance, day-to-day operations, and long-term success of the property. This role oversees all aspects of property management including leasing, marketing, resident relations, financial performance, vendor management, and maintenance coordination.
The Property Manager ensures the community operates efficiently, achieves budget and occupancy goals, and delivers a high-quality living experience consistent with Signet’s standards of service, professionalism, and asset performance.
Key Responsibilities
Operations & Administration
- Oversee daily operations to ensure compliance with company policies, fair housing laws, and safety standards.
- Prepare, review, and manage annual operating budgets, rent rolls, and monthly financial performance reports.
- Monitor property expenses and identify opportunities for operational efficiency and cost savings.
- Coordinate vendor contracts and oversee maintenance and capital improvement projects.
- Maintain accurate resident records, lease files, and property documentation.
Leasing & Marketing
- Lead leasing efforts including marketing, renewals, and move-ins/outs to achieve occupancy and revenue goals.
- Implement marketing strategies, digital campaigns, and outreach initiatives to attract qualified residents.
- Oversee online listings, advertising platforms, and property branding to maintain strong market visibility.
- Conduct regular market surveys and competitor analysis to maintain competitive rental pricing.
Resident Relations
- Foster a positive and professional community environment by responding promptly to resident inquiries and concerns.
- Lead renewal programs to maintain resident retention and satisfaction.
- Support resident engagement initiatives and community communications.
Maintenance Coordination
- Supervise on-site Maintenance Technician and ensure timely completion of work orders and preventative maintenance schedules.
- Monitor property conditions and coordinate inspections, repairs, and vendor services.
- Ensure all maintenance activities comply with safety standards and company procedures.
Leadership & Collaboration
- Serve as the primary point of contact between ownership, residents, and corporate operations.
- Partner with accounting, HR, and leadership teams to align property performance with company objectives.
- Demonstrate strong leadership, accountability, and sound decision-making while managing the asset.
Qualifications
- 3 years of residential property management experience.
- Strong knowledge of leasing, fair housing laws, and resident relations.
- Proficiency with property management software (AppFolio, RealPage, Yardi, or similar).
- Excellent communication, organizational, and leadership skills.
- Demonstrated ability to manage budgets and achieve financial targets.
- Experience with marketing and leasing strategy preferred.
- High level of professionalism and ability to work independently.
