Position Summary: The Facilities maintenance manager is responsible for a wide variety of maintenance operations including equipment installation, facility and equipment repair, preventative maintenance and building safety. Oversees the Assistant Facilities Supervisor, works collaboratively to assign tasks, discuss jobs & projects, evaluate assigned staff and complete work. A high level of collaboration and teamwork is required.
Status: Position is Full Time, Exempt.
- Scheduled 40 hours per week
- Additional hours more than 40 may be required in summer months.
- Some flexibility in hours required to meet facility needs and emergencies.

Supervises: Assistant Facilities Supervisor, Housekeepers, Maintenance Personnel, Pool
Personnel
Job Duties:
1. Performs maintenance functions include building repairs, grounds maintenance & keeping, electrical repairs, air-conditioning repairs, plumbing repairs and mechanical systems maintenance.
2. Coordinates outside vendors for service contracts.
3. Solicits, evaluates bids and proposals for services. Works with the Club’s requirements by soliciting 3 quotes from different vendors for all projects.
4. Inspects all equipment and mechanical systems for wear; determines, based on experience, the operating efficiency of systems by observing indications on gauges and meters; directs subordinates in regulating operation of control equipment or mechanical systems.
5. Prepares layouts, charts, diagrams, and instructions for use of subordinates on repair and maintenance work.
6. Analyzes project costs and estimates of cost of labor and materials for repair and installation of equipment.
7. Requisitions all purchases of supplies as needed and sanctioned by the General Manager and/or Club Board of Trustees.
8. Confers with all local authorities, inspectors, and underwriters; directs changes necessary to comply with regulations governing operation and use of mechanical and electrical equipment.
9. Maintains accurate records of activities of department, such as time spent on repair, reasons for breakdowns, general operating costs and supplies purchased.
10. Hires, discharges, trains and supervises the employees of the Building Maintenance
Department which includes general maintenance, housekeeping, and pool personnel.
11. Inspects, on a continual basis, for general repair work needed by the building to increase its attractiveness or facilitate in preventive maintenance.
12. Schedules weekly, monthly, and yearly preventive maintenance plan of equipment and of the facility.
13. Develops Capital Budget as it relates to maintenance and repairs of the building and facility and obtains quotes from various vendors/contractors to support these repairs.
14. Works within the guidelines of the yearly-operating budget established.
15. Oversees housekeeping and housekeeping schedule.
16. Oversees pool maintenance and pool personnel.
17. Ensures facility is in proper order, areas are clean, safe & well maintained.
18. Ensures all MSDS/SDS are on file, available to staff and routinely updated.
19. Conducts routine safety walk-thrus, notes any items requiring attention and relays information to GM.
20. Ensures building security is maintained.
21. Assigns and evaluates work of assigned staff. Provides routine feedback concerning performance to assigned staff.
22. Oversees and may execute all Event set ups and ensures that all spaces are member ready.
23. Orders and maintains all linen for restaurant, pool, and guest rooms.
24. Performs other duties as directed by the General Manager
Skills, Knowledge & Abilities Required:
- Requires a broad knowledge of electrical and mechanical maintenance activities.
- Specialized training in one or more areas required (electrical, plumbing, hvac, etc.)
- Requires 3 years of maintenance experience and/or skilled trades apprenticeship.
- Must have a well-rounded knowledge of facilities supervision, construction trades, maintenance.
- Previous supervision experience required.
- Excellent communication skills required.
- Able to plan, assign and delegate work tasks.
- Experience working with vendors required.
- Excellent organizational skills required.
- Able to handle multiple projects simultaneously; able to multi-task and prioritize.
- Must be able to read, write & use computer.
- Must possess a drivers license.
Physical Requirements:
This is a physical position. Must be physically fit, able to stand, sit, stoop, kneel, bend, reach for extended periods of time. Able to balance & climb ladder. Must be able to work in all weather conditions and in extreme temperatures. Must be able to lift up to 50 pounds. This position requires use of hands to manipulate tools. Must be able to see, hear within reasonable limits with or without correction.
