Sheppard, Mullin, Richter & Hampton LLP, an Am Law 100 firm, is seeking a Senior Land Use Planner to join its Real Estate, Land Use, and Environmental Practice Group in the Downtown Los Angeles or Orange County office. There is only one opening.
We are seeking a senior land use planner to join the firm’s sophisticated land use practice serving high-profile real estate developments. The candidate will work on complex and cutting-edge projects across a wide spectrum of asset classes in California. The candidate should bring directly applicable planning expertise and the desire to learn in a fast-paced and professional environment. The ability to think strategically, multitask, exercise solid land use judgment, and prioritize projects to meet deadlines is critical. Strong planning research, clear writing, and succinct communication skills are also required to work with attorneys, staff, clients, and government officials.
The ideal candidate will have a Master’s degree in Land Use Planning or a related field and 5 to 7 years of professional work experience in planning, zoning review, and development permitting in Southern California. Direct experience working for municipal planning departments, other planning agencies, or market-leading planning firms is desirable. The Land Use Planner will assist with all aspects of the development phase, including property acquisition and due diligence, preparation of entitlement applications, review of project design documents, land use policy analysis, and research and review of compliance documents related to the California Environmental Quality Act (CEQA). Possible attendance at project and city meetings may be required.

Essential Functions of Job:
- Manages large, complex development projects through the regulatory approval process, including environmental review.
- Conducts research and gathers information to assess project compliance and project approval strategy.
- Consult and communicate with clients, development consultants (i.e. architect, environmental, traffic, etc.), public agency or city staff.
- Reviews and assesses project plans, blueprints, technical reports, and other documents related to the development and approval of projects.
- Prepares, executes, and monitors project schedules and deliverables.
- Drafts complex reports and memorandums for distribution to various audiences.
- Drafts requisite project application materials including project descriptions, findings, standard forms, public noticing materials, and similar related to project approvals.
- Makes presentations before clients, City staff, decision makers, and public stakeholder groups.
Qualifications and Experience
Required Qualifications:
- Master’s Degree: 5 years of relevant experience.
- Ability and willingness to work overtime to meet client needs and deadlines.
- Long-term commitment to firm and its clients.

Work Environment
- Working indoors with limited exposure to hazards (only those that customarily come up in working in a high-rise).
- Indoor office work environment in a cubical or like workstation.
- Current Firm policy is hybrid–working in the office a minimum of three days per week, and working from home the rest of the week (subject to change).
- Overtime will be required on occasion as the workload requires.
Travel Requirements
Up to 10% to offsite locations and/or other offices.
California: The pay range for this position is $56.00 to 72.00 per hour.
