Job Title: Vice President of Leasing

Position Summary
The Vice President of Leasing is responsible for developing and executing leasing strategies across the company’s affordable housing portfolio. This role ensures compliance with all affordable housing regulations while maximizing occupancy, revenue, and resident satisfaction. The VP of Leasing leads leasing teams, standardizes processes, and aligns leasing performance with organizational goals.
Key Responsibilities
Strategic Leadership
- Develop and implement leasing strategies to achieve and maintain optimal occupancy levels across all properties
- Collaborate with executive leadership on portfolio performance, forecasting, and growth initiatives
- Analyze market trends, rent structures, and competitor positioning within affordable housing markets
Affordable Housing Compliance
- Ensure strict adherence to regulations such as LIHTC (Low-Income Housing Tax Credit), HUD, and other federal, state, and local programs
- Oversee leasing eligibility processes, income certifications, and documentation standards
- Partner with compliance teams to ensure audit readiness and risk mitigation
Operational Oversight
- Standardize leasing policies, procedures, and best practices across the portfolio
- Monitor property-level leasing performance, traffic, conversions, and occupancy trends
- Implement and optimize CRM/property management systems
Team Leadership & Development
- Lead, mentor, and develop regional leasing managers and on-site leasing teams
- Establish KPIs and performance benchmarks for leasing staff
- Design and oversee training programs focused on leasing excellence and compliance
Marketing & Outreach
- Direct marketing strategies tailored to affordable housing demographics
- Oversee branding, advertising, and community outreach efforts
- Build partnerships with local organizations, housing authorities, and referral agencies
Financial Performance
- Contribute to annual budgets, revenue projections, and rent strategies
- Monitor leasing-related expenses and ROI on marketing initiatives
- Identify opportunities to improve revenue while maintaining affordability requirements
Qualifications
Education
- Bachelor’s degree in Business, Real Estate, Finance, or related field (Master’s preferred)
Experience
- 10 years in property management or leasing, with significant experience in affordable housing
- 5 years in a senior leadership role overseeing multi-site portfolios
- Strong knowledge of LIHTC, HUD, Section 8, and other affordable housing programs
