Role Description
This is a full-time, on-site role based in Springfield, VA, for a Property Maintenance Technician. The technician will be responsible for the upkeep and maintenance of the property, ensuring all equipment and systems function efficiently. Daily tasks include conducting preventive maintenance, troubleshooting and resolving equipment issues, light landscaping and performing misc. repairs. The role will also involve collaborating with team members to ensure the property remains in excellent condition.
Work Requirements
· Work independently or with the directions from Senior Maintenance Tech
· Monitor grounds for overall appearance, trash, downed limbs, storm debris
· Perform basic electrical duties, street light maintenance
· Basic knowledge of gas street light maintenance is helpful
· Perform minor repairs and maintenance such as light bulb change out, gas light mantle changing, power washing, street signs, painting (including stencils for traffic paint), playground repairs
· Basic Landscaping: seeding, weeding, mulching, pruning, grading, watering, treating/spraying vegetation and trees, aerating, thatching (we have a landscaper so this will be minor)
· Check gutter guards and clean roof gutters, downspouts, cleanouts, install drain extensions in ground, inspect reports of roof leaks
· Complete other work as assigned by onsite Community Manager and Senior Maintenance Tech
· Keep maintenance facility maintained, clear of debris and trash accumulation
· Janitorial: Clean street light globes as needed, clean onsite office and bathrooms weekly, empty onsite trash cans
· Safeguard and maintain current inventory of all tools, equipment, and supplies.
· Make recommendations for improving onsite maintenance operations.
· Abide by all work safety standards and requirements
· Maintain and comply with proper maintenance and operation of all pieces of equipment, machinery, tools, vehicles.
· Snow removal or maintenance work: plowing, road salting, sidewalk clearing, salting walkways, etc. (we have a snow contractor so this will be as needed)
REQUIRED SKILLS:
Effective written and verbal communication skills
Able to lift a minimum of 50 lbs
Able to work in different working environments (heat, cold, rain, wind, snow)
Use of 30’ or 40’ Ladder
Operate Maintenance Vehicles (pickup trucks)
Operate and Tow Flatbed Trailers
Operate and Maintain Tractor (John Deere)
Operate and Maintain Snow removal Equipment (snowplow, salt spreader, snow blower)
Operate Onsite Power Tools (chainsaw, power drill, trimmers, etc)
Communicate Directly with Residents and Staff and Maintain a Professional Demeanor
Must have clean driving record, and pass background check
Reliable transportation to Site
Salary: $26-$28 per hour, depending on experience
Job Type: Full-time (Springfield)
Hours: Monday-Friday, 8:00am – 4:00pm (30 min paid lunch)
occasional overtime required but no on-call hours
