About the Project

Sentri Homes is seeking an experienced remodeling subcontractor for a residential kitchen renovation in North Charleston.

The project includes removing existing cabinetry, installing and painting homeowner-supplied unfinished cabinets, installing cabinet hardware and a subway-tile backsplash, completing minor drywall repairs, painting designated kitchen and dining-room walls, and completing the required kitchen sink installation and hookup. We are looking for someone who produces clean, professional work, protects the homeowner’s property, and communicates consistently with the project coordinator.

Scope of Work

• Protect existing flooring, appliances, and surrounding finishes during the work.
• Remove and haul away existing upper and base kitchen cabinets.
• Install approximately 18 linear feet of homeowner-supplied cabinetry in the same general layout. Final layout and quantities must be verified.
• Level, align, secure, and adjust the cabinets, doors, and drawers.
• Prepare, sand, prime, and paint the unfinished cabinetry in the homeowner’s selected color.
• Install the selected cabinet handles or pulls.
• Complete drywall patch repairs associated with the cabinet work and prepare the repaired areas for painting.
• Paint the designated exposed kitchen-wall areas above and around the cabinets.
• Paint all dining-room walls.
• Install a subway-tile kitchen backsplash, including normal surface preparation, grouting, and finished edges.
• Complete the kitchen sink installation and required plumbing disconnect/reconnect.
• Coordinate the work sequence with the project coordinator and the homeowner’s separate countertop installer.
• Complete finish touch-ups, check cabinet operation and plumbing connections, and leave the work area clean.

Materials and Project Coordination

• The homeowner’s replacement cabinets are already at the property.
• Cabinets are RTA.
• Countertop fabrication and installation will be handled by a separate provider.
• Countertop-removal responsibility, finish selections, final measurements, and remaining material responsibilities will be confirmed before the work order is finalized.
• Project photos and scope details will be provided for review and estimating.
• Scheduling must allow coordination between cabinet work, painting, countertop installation, plumbing, and backsplash installation.

Qualifications

• Demonstrated experience installing kitchen cabinets and completing interior remodeling work.
• Strong cabinet preparation and painting skills.
• Experience with tile backsplashes, drywall patching, and interior painting.
• Ability to complete the sink/plumbing portion within your qualifications.
• Own professional tools and reliable transportation.
• Appropriate insurance and any required licenses or registrations for the work performed.
• Ability to work carefully in an occupied home.
• Clear communication with the project coordinator and willingness to provide progress and completion photos.
• Willingness to follow the approved written scope and obtain project coordinator approval before performing additional work.

Pricing and Payment

This is a project-based subcontract opportunity. The project price and payment schedule will be agreed upon in writing before work begins.
