Job Summary

The Building and Facility Maintenance Technician is responsible for ensuring the safe, functional, and efficient operation of building systems, infrastructure, and grounds. This role involves performing routine preventative maintenance, troubleshooting malfunctions, conducting repairs across various trades (HVAC, plumbing, electrical, carpentry), and responding to emergency maintenance requests. The technician helps preserve the aesthetic and structural integrity of the facility while adhering to safety regulations.

Key Responsibilities & Duties

  • Preventive & Corrective Maintenance: Perform ongoing maintenance checks on HVAC, plumbing, electrical, and mechanical systems.
  • Repairs: Fix plumbing fixtures, electrical switches/outlets, drywall, flooring, doors, furniture and hardware.
  • System Monitoring: Monitor building automation systems (BAS), fire alarms, and security systems to ensure proper functioning.
  • Work Orders: Complete assigned work orders in a timely manner, documenting work done using Computerized Maintenance Management Systems (CMMS) or mobile devices.
  • Safety Compliance: Ensure compliance with all local building codes, including proper use of PPE and lock-out/tag-out procedures.
  • Grounds & Facility Upkeep: Perform general maintenance, including painting, cleaning, lighting repairs, brick, siding, gutters, trim, roofing and snow removal.
  • Vendor Coordination: Oversee work performed by outside contractors and assist with inventory management for tools and spare parts.
  • Emergency Response: Provide on-call coverage for after-hours facility emergencies (e.g., floods, power outages).

Required Skills & Qualifications

  • Education: High school diploma or GED equivalent.
  • Experience: Minimum of 2 years of experience in commercial, industrial, or residential building maintenance.
  • Technical Proficiency: Strong knowledge of HVAC, plumbing, electrical, welding and carpentry trades.
  • Tools: Proficient in the use of hand and power tools.
  • Problem-Solving: Ability to diagnose mechanical and electrical malfunctions and develop solutions.
  • Communication: Good verbal and written communication skills for interacting with tenants, staff, and contractors.
  • Technology: Familiarity with computers, smartphones, and CMMS software.
  • License: Valid driver’s license with a clean driving record.

Physical Requirements

  • Ability to lift up to 50 lbs or more regularly.
  • Comfortable working from heights (ladders/lifts).
  • Ability to work in uncomfortable positions (crawling in confined spaces, kneeling, stooping).
  • Ability to stand/walk for extended periods.

Preferred Qualifications

  • Trade school certification or journeyman license in HVAC, Electrical, or Plumbing.
  • EPA Universal Refrigerant Handling Certification.
  • OSHA 10-Hour or 30-Hour Certification.

Pay: $18.00 - $26.00 per hour
