About the Role
Security Public Storage (SPS) is looking for a Data Analyst to join a small, high-impact team focused on revenue management, pricing strategy, and operational intelligence across our 53-facility portfolio. This role sits at the intersection of data engineering and business analysis — you'll help build and maintain the data infrastructure we rely on, then use it to answer the questions that drive how we price, promote, and operate.
This role has two distinct phases. In the first several months, the focus will be on foundational build work: validating and refining our data warehouse, developing core dashboards, and formalizing the analytical frameworks we use to measure pricing and promotional effectiveness. Over time, the role evolves toward ongoing analysis, forecasting, and continuous optimization — so we're looking for someone who is equally comfortable writing SQL at 9am and presenting insights to an ops team at 2pm.
Key Responsibilities
Pricing & Revenue Analysis
- Analyze property-level performance including occupancy, move-ins/move-outs, pricing trends, and revenue yield
- Support pricing strategies across the portfolio to optimize the balance between revenue and occupancy
- Evaluate discounting strategies and promotional programs — including move-in specials, concessions, and rate adjustments — and provide recommendations on when and where to deploy or reduce them
- Develop frameworks to measure promotional effectiveness (e.g., occupancy lift vs. revenue trade-offs, duration of stay, conversion rates)
- Monitor competitive pricing and market trends within the self-storage industry
- Assist in forecasting revenue and occupancy performance
Revenue Management Models
- Work with and maintain existing revenue management models
- Identify opportunities to refine and enhance model logic based on observed outcomes and changing market conditions
Data Infrastructure & Reporting
- Partner with internal stakeholders on the design, validation, and ongoing maintenance of the company's Microsoft Fabric data warehouse
- Develop dashboards and reports in Power BI to provide visibility into KPIs and trends across the portfolio
- Ensure data accuracy and integrity across reporting systems
- Conduct ad hoc analysis on pricing, promotions, and customer behavior
Cross-Functional Collaboration
- Partner with operations and finance teams to translate data insights into actionable strategies
- Communicate findings clearly to non-technical stakeholders through polished reports and presentations
Required Skills & Experience
Data & Analytics
- Advanced SQL — complex queries using CTEs, window functions, and joins; T-SQL preferred
- Strong data modeling fundamentals — star schema, dimensional modeling, relationships and cardinality
- ETL/ELT pipeline logic and data quality practices
- Experience with revenue analysis, pricing models, or operational KPIs
Microsoft Fabric & Power BI
- Familiarity with Microsoft Fabric — including Lakehouses, Warehouses, data pipelines, and the OneLake architecture
- Power BI — DAX for measures and calculated columns, data modeling, report design, and Row-Level Security (RLS)
- Power Query / M for data transformation
- Understanding of DirectLake mode and performance optimization in Power BI
Analytical & Communication
- Ability to translate business questions into data problems and structure analysis independently
- Strong data storytelling — able to present findings clearly to non-technical audiences
- Experience designing or validating measurement frameworks (A/B tests, lift analysis, conversion analysis)
- Attention to data integrity and documentation habits (naming conventions, lineage tracking)
Nice to Have
- Python for data processing and notebook-based analysis
- Experience with medallion architecture (Bronze → Silver → Gold) or lakehouse design patterns
- Azure fundamentals — Fabric runs on Azure and basic familiarity is helpful
- Git / version control for managing analytical assets
- Background in real estate, self-storage, or other asset-intensive industries
- Experience with revenue management systems or dynamic pricing tools

Pay: $115,000.00 - $125,000.00 per year
