Position Overview
Seasafe Homes is hiring a Director of Design and Permitting to own the design coordination process from signed design agreement through permit ready plans.
This role is responsible for delivering clean, coordinated, buildable plan sets that align with how Seasafe builds. The position streamlines the interactions between sales, design, pricing, and construction by ensuring plans are accurate before they reach the field.
This is a technical role focused on residential plan development, constructability, engineering coordination, and permitting. It is not an interior design role.
You will run this process independently and improve it over time.
Core Responsibilities
Design and Plan Coordination
Lead plan development from initial markups through final construction documents. Review drawings for constructability and alignment with Seasafe standards. Mark up plans and manage revisions using Bluebeam. Coordinate changes between architects, engineers, clients, and internal team.
Process Ownership
Own the workflow from design agreement through permit approval. Maintain strict version control across all plan sets and documents. Improve systems to reduce errors, rework, and delays.
Team Coordination
Work closely with Sales Director and Director of Construction to keep design, scope, and pricing aligned. Coordinate with Selections to ensure finishes match plan intent. Keep communication clear across all parties.
Site and Feasibility
Review surveys, zoning, setbacks, and FEMA flood elevations. Confirm each home fits the lot and meets local requirements. Identify and resolve issues early.
Engineering Coordination
Serve as the primary point of contact for engineers and architects. Coordinate structural plans and ensure alignment with architectural drawings. Review site and drainage plans. Coordinate how living sections integrate with site built foundations.
Permitting
Assemble complete plan sets for submission. Coordinate with permitting team to submit packages. Track comments and manage revisions through approval.
Preconstruction Alignment
Lead the design portion of the Build Review process. Ensure plans, selections, and scope are fully aligned before construction begins. Reduce field issues by resolving problems early.
Standardization
Support development of standardized living space plans. Manage customization of ground floor and foundation systems based on site conditions and local requirements.

Permits move with fewer comments and faster approvals
Sales, design, and construction stay aligned
Fewer issues are discovered in the field
Version control is consistent across all projects
Leadership is not pulled into day to day design issues
Qualifications
Required
3 or more years in residential design coordination, architecture, or construction documentation
Strong ability to read and interpret construction drawings
Experience taking plans from concept through permit
Proficiency in Bluebeam and Revit
Experience reviewing surveys, zoning, and flood requirements
Strong organization and ability to manage multiple projects
Preferred
Coastal construction or flood zone experience
Florida permitting experience, Pinellas County preferred
Experience coordinating with structural engineers and site plans
Exposure to modular or prefabricated construction
Reporting Structure
Reports to Director of Construction
Works alongside Sales Director and Selections
Acts as the primary link between design intent and field execution
Compensation
Base salary and performance bonus based on experience and ability to deliver coordinated plans, reduce revisions, and support efficient permitting.
Salary : $95,000 - $125,000
