- Location: Mobile, AL (with regular travel to properties)
- Average Salary Range: Depending on experience and portfolio size
- Core Objective: Drive profitability, maintain high occupancy, and lead onsite management teams.
Key Responsibilities
Financial & Budget Management
- Budgeting: Create and manage annual operating budgets for each assigned property.
- Financial Reporting: Review monthly variance reports, track income, and control expenses.
- Revenue Growth: Identify opportunities to increase NOI (Net Operating Income) and adjust rental pricing strategies.
Operations & Property Standards
- Daily Oversight: Inspect properties regularly to ensure strong curb appeal, safety, and operational compliance.
- Capital Projects: Coordinate major capital improvement and asset enhancement projects.
- Compliance: Ensure all communities follow local, state, and federal housing laws. [1, 2]
Leadership & Team Management
- Supervision: Mentor, coach, and support onsite Property Managers.
- Staffing: Assist with hiring, training, evaluations, and team development. [1]
Resident Relations
- Customer Service: Support initiatives that boost resident satisfaction and lease renewals.
- Escalations: Help onsite teams resolve high-level tenant or operational conflicts. [1]
Qualifications
- Experience: 5 years in multi-family property management with multi-site or staff supervision experience.
- Education: High School Diploma or GED required; Bachelor's degree preferred.
- Certifications: Industry credentials like CAM (Certified Apartment Manager) or CPM (Certified Property Manager) preferred.
- Software: Strong proficiency in Microsoft Office and property management software (such as Yardi).
- Travel: Valid driver’s license and ability to travel regularly across the regional portfolio.
