We are seeking a driven and experienced Division Sales Manager to lead our Boise team. As a key player at Schell Brothers Boise, you will partner directly with the Boise Division President and the Schell Brothers Director of Sales. Key Responsibilities include but are not limited to:
1. Sales Strategy Development and Implementation: Develop and implement sales strategies to achieve division and company goals and objectives, including but not limited to achieving sales pace and margins
2. Team Management:
a. Partner with HR and Director of Sales to recruit, coach, manage, and retain strong sales talent
b. Manage sales team staffing assignments and sales center coverage
c. Focus on, support, and discover continuing education/professional development opportunities for sales team members
d. Conduct weekly sales team rallies with a focus on team building, motivation, and coaching
e. Conduct regular lead conversion calls with sales team members
f. Ensure all contracts are complete, compliant, and processed properly and quickly per division policies.
g. Manage brokerage and real estate licensing requirements for sales team
3. Market Analyses: Conduct competitive analyses to identify trends, opportunities, and competitive activities
4. Realtor Outreach: Foster a partnership with Real Estate Agents to enhance sales activities in a way that reflects our brand and our company culture of loyal partnership with trades
5. Sales Reporting: Monitor, analyze, and report on sales performance to Division President and Director of Sales
6. Marketing Collaboration: Partner with marketing team to develop and review community and brand messages that support sales objectives
7. Partner with executives from all departments (e.g., Design, Construction, Architecture, etc) for cross-training, customer experience/expectation setting, and process improvement.
8. Partner with Division President to establish retail pricing for homes, incentives, and any contract negotiations.
9. Manage compliance: Ensure all sales activities comply with company policies, processes, and industry regulations
10. Relationship Management: Build, monitor, and maintain strong satisfaction and relationships with key stakeholders, such as prospects, homeowners, real estate agents, industry colleagues, and internal teammates.
11. Problem Solving: Approach problems optimistically as challenges and address and resolve any issues raised by customers or teammates quickly and in a manner that’s consistent with the Schell Brothers mission
12. Culture Ambassador: Demonstrate a thorough understanding of and commitment to the Schell Brothers mission and culture
13. Community Model Homes: Create model home strategy and placement, working alongside the design team to create, build, and show a home to appeal to the market and buyer profile.
Requirements
- Bachelor's degree or equivalent experience
- 3 years as new home sales consultant
- 3 years management experience
- Active Idaho Real Estate License
- Active Broker’s license OR eligible to sit for Idaho Real Estate Broker exam
