Primary Duties
- Research and identify vacant land and lot opportunities for residential construction
- Establish relationships with property owners, brokers, developers, and local officials
- Present and negotiate purchase proposals for targeted parcels
- Review zoning, permitting, and municipal requirements related to potential acquisitions
- Collaborate with internal construction and operations teams regarding lot feasibility
- Participate in township, zoning, and planning meetings when necessary
- Track acquisition progress and outreach efforts using company CRM systems
- Minimum 2 years of experience in real estate, land development, homebuilding, or related industry
- Real estate license preferred or willingness to obtain licensure
- Understanding of zoning regulations and land entitlement processes
- Strong interpersonal and negotiation skills
- Self-motivated with the ability to manage field and office responsibilities independently
- Must be able to travel throughout the state of Delaware as needed
- Base salary plus performance-based commission opportunities
- Expected annual earnings range: $80,000-$120,000 depending on production
- Full-time employee benefits available
- Monday through Friday
- Additional evening attendance at municipal meetings may occasionally be required
