Maintenance Technician (Generalist)
Schedule: Monday – Thursday, 7:00 AM – 5:30 PM (4-day work week)

Position Overview
SC Regional Housing Authority is seeking a Maintenance Technician for to manage the daily upkeep and long-term preservation of a designated portfolio of garden-style apartment complexes (24–60 units per site). This position is responsible for the overall maintenance of units, grounds, and common areas to ensure a safe and comfortable environment for our residents. The technician will independently manage a portfolio of 1–3 small sites, utilizing an agency-provided work van for travel and the Yardi Maintenance Mobile app for digital work order processing.

Primary Responsibilities
- Technical Repairs: Diagnose and facilitate repairs involving plumbing (leaks/clogs), electrical (fixtures/switches), carpentry, and household appliances.
- Unit Turnovers: Perform physical work related to vacancy preparation and "make-ready" tasks to ensure units are ready for re-occupancy.
- Inventory & Documentation: Manage supply inventories on the assigned work van and in storage areas, documenting all material usage and labor time within the Yardi system.
- Safety & Grounds: Conduct daily grounds inspections, remove litter, and identify unsafe conditions or lease violations.
- Emergency Response: Participate in a rotating after-hours on-call schedule. Technicians must respond to the tenant within one hour of notification and resolve emergencies within 24 hours.
Qualifications
- Experience: At least two (2) years of experience in building maintenance, construction, or a related trade craft.
- Licensing: Must possess a Valid Driver’s License and maintain a clean driving record.
- Physical Ability: Continual walking and standing; ability to lift up to 50 pounds and work on ladders of at least six (6) feet.
- Certifications: Ability to obtain Uniform Physical Condition Standards (UPCS) and OSHA Workplace Safety certifications within one year of hire.
