What are the responsibilities and job description for the MEP Engineer position at Sanctuary?
Location: Dripping Springs, Texas (Remote with occasional site visits, must be licensed in Texas)
About Us
We’re real estate developers building a one-of-a-kind sanctuary (100 homes), where modern design, healthy homes, and community come together. From toxin-free materials and water filtration to nature-first architecture and seamless buyer experiences, everything we create is intentional.
Our design team is dialed in. Our vision is clear. Now we need you to make it buildable: efficiently, intelligently, and in-house.
We’re not a traditional firm. We move fast. We build things that haven’t been built before. If you’ve ever wanted to create from the ground up and lead the charge, read on.
Why this role matters
We’ve been working with external MEP consultants. It takes 3.5 months and 5 rounds of back-and-forth to coordinate a single home.
You’ll bring that down to 2 months and 1-2 rounds.
You’ll optimize systems, slash costs, and make construction smarter.
You’ll make us faster, leaner, and fully in control of our builds.
This isn’t a one-and-done project.
We’re starting with 100 homes in Texas Hill Country, but we’re actively acquiring more land to build sanctuaries across the US. This is your chance to get in early and help shape a long-term vision that’s just getting started.
What you’ll own
-
In-house MEP coordination from start to finish for our growing portfolio of homes and amenities
-
Collaboration with our amazing Architectural team in India, external consultants in Austin, and our construction team in Austin
-
The future of our internal MEP department (design systems, documentation, hiring)
-
Engineering choices that directly reduce build time and materials cost
What success looks like (first 90 days)
- Take Over Coordination on 4 Homes
Lead the end-to-end MEP coordination process for at least 4 active home builds, including drawing reviews, design validation, and day-to-day communication with internal teams and external consultants. - Cut Iteration Cycles in Half
Reduce the number of design iteration rounds from 5 to 2-3 by proactively identifying issues, clarifying requirements, and improving collaboration between teams - measurable within the first 2 coordinated homes. - Identify & Implement 2–3 Design Optimizations
Propose and execute 2–3 improvements to current MEP systems that either lower cost, improve buildability, or simplify future installations - with measurable impact and documentation within 60 days.
What you bring
- 7 years experience in MEP design (residential or mixed-use preferred)
- Experience with high-performance homes, non-toxic materials, or sustainable system
- Comfort with ambiguity - we change materials midstream if there’s a better way
- Entrepreneurial energy - you’ll have an opportunity to shape a team from the ground up
- Builder-first mindset - you don’t just draw; you solve problems in the real world
Why join us?
- Exciting Project: Work on a unique, large-scale residential development set in an untouched, picturesque landscape. This one-of-a-kind opportunity involves creating intentionally built, healthy, off-grid homes, a project truly unique to this area
