The Maintenance Supervisor plays a critical role in ensuring the safety, efficiency, and overall upkeep of the property’s physical structure, equipment, and systems. This position directly impacts guest satisfaction by maintaining the highest standards of quality, comfort, and safety, while also overseeing compliance with local, state, and federal regulations.
How You’ll Shape The Experience & Future
- Supervise and guide the Maintenance department, fostering teamwork and operational efficiency.
- Ensure all property facilities — including hotel rooms, public spaces, pool, fitness equipment, laundry systems, and back-of-house areas — are fully functional, safe, and well-maintained.
- Maintain positive working relationships with Housekeeping and other departments to quickly address and resolve operational needs.
- Partner with leadership to monitor and reduce utility usage, extend equipment life cycles, and improve sustainability initiatives.
- Serve as a key point of contact for safety, security, and compliance matters, driving continuous improvement and readiness for inspections.
- Other duties as assigned.
- Strong leadership with the ability to supervise, train, and motivate a team.
- Technical expertise across multiple trades, including HVAC, electrical, plumbing, painting, and general repair.
- Problem-solving mindset with the ability to quickly respond to emergencies and guest requests.
- Knowledge of fire, life, and safety systems, ADA compliance, and emergency response procedures.
- Detail-oriented with a focus on accurate documentation, inspection logs, and preventive maintenance schedules.
- Collaborative approach with cross-departmental teams and outside vendors.
- Perform and oversee routine maintenance tasks (painting, plumbing, electrical, HVAC, pool upkeep, etc.).
- Respond promptly and professionally to guest service requests, documenting and following up as needed.
- Inspect, test, and document fire safety systems, including:
- Fire panel daily checks and monitoring.
- Annual panel, sprinkler, and generator testing.
- Quarterly kitchen hood and Ansul system inspections.
- Monthly fire extinguisher inspections.
- Yearly fire drills with documented sign-offs from all departments.
- Ensure compliance with safety and environmental standards, including:
- Emergency response plans, fire watch programs, and hazard communication plans.
- Grease interceptor logs and backflow inspections.
- ADA compliance (pool lift, room kits, communication devices, etc.).
- Manage vendor relationships by ensuring COI and W-9 are on file prior to work, maintaining up-to-date permits, and verifying state and local inspection postings (elevator permits, rigging inspections, etc.).
- Maintain detailed inspection binders and ensure all fire/life/safety documentation is current and available.
- Monitor and log daily utility readings, boiler and chiller systems, cooling towers, pumps, and fitness equipment.
- Oversee security coordination and support.
- Maintain and utilize building maintenance systems such as HotSos, Core, or other property-level software.
- Ensure par stock of maintenance supplies is consistently available to minimize downtime.
- High School Diploma or equivalent required.
- Technical certifications in HVAC, electrical, plumbing, or related fields strongly preferred.
