Overview

SD&M is seeking an experienced, results-driven Senior Property Manager to oversee a portfolio of industrial properties throughout Northern New Jersey. Based in Newark, NJ, this role is responsible for the operational performance, physical condition, and ongoing improvement of multiple commercial assets.

The ideal candidate is a proactive, hands-on leader with strong property operations and construction management experience. This individual will oversee onsite personnel, manage vendors and contractors, and help execute capital improvement projects while maintaining high standards of tenant service and property performance.



Key Responsibilities

Portfolio & Property Operations

  • Oversee day-to-day maintenance, repair, and construction projects across multiple properties, ensuring consistency, efficiency, and adherence to company standards.
  • Conduct regular property inspections to maintain asset quality, curb appeal, and compliance with company policies and applicable regulations.
  • Ensure timely completion of work orders and preventive maintenance programs.
  • Coordinate tenant improvements, renovations, and turnover-related work.
  • Identify and recommend property improvements and value-add initiatives.
  • Partner with leadership to plan and execute capital improvement projects.
  • Monitor project schedules, budgets, and quality to ensure successful project delivery.
  • Develop construction specifications, scopes of work, and RFPs for proposed projects.

Team Leadership

  • Supervise, mentor, and support onsite staff.
  • Provide performance management to promote accountability and operational excellence.
  • Assist with hiring, onboarding, training, and evaluating staffing needs.
  • Foster a culture of professionalism, responsiveness, and tenant-focused service.

Tenant Relations

  • Maintain a high level of tenant satisfaction throughout the portfolio.
  • Ensure consistent communication and responsive service across all properties.
  • Resolve tenant concerns in a timely and professional manner.

Vendor & Contract Management

  • Build and maintain relationships with vendors, contractors, engineers, surveyors, and consultants.
  • Negotiate service contracts to achieve high-quality, timely, and cost-effective results.
  • Monitor vendor performance and enforce contract expectations.
  • Review and approve invoices, contracts, and project expenses while maintaining budget discipline.

Reporting & Compliance

  • Maintain accurate records related to inspections, maintenance, projects, and regulatory compliance.
  • Ensure compliance with all applicable federal, state, and local regulations.
  • Coordinate permitting, inspections, and compliance activities with outside agencies as needed.
  • Track, manage, and resolve violations and other compliance-related matters.



Qualifications

  • 8 years of commercial property management experience, preferably overseeing multiple properties or a portfolio.
  • Strong knowledge of commercial property operations, construction methods, and building systems.
  • Demonstrated ability to manage multiple priorities in a fast-paced environment.
  • Experience with zoning, permitting, and regulatory compliance.
  • Proven experience leading and developing teams.
  • Strong analytical, organizational, and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Degree in Civil Engineering, Architecture, Construction Management, or a related field is a plus.
