POSITION TITLE: Maintenance Technician
REPORTS TO (TITLE): Director of Plant Operations
PAY SCALE: $21.00 - $25.13
DESCRIPTION OF POSITION:
Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of the buildings does not deteriorate.

DESCRIPTION OF POSITION:
Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of the buildings does not deteriorate.
KEY RESPONSIBILITIES:
- Repairs and maintains Heating, Ventilation, and Air Conditioning (HVAC) equipment
- General repair and grounds maintenance.
- Basic plumbing and electrical tasks
- Maintains the work area and equipment in a clean and orderly condition and follows prescribed safety regulations
- Special functions including facility cleaning
- Alarms and codes.
- Complies with facility safety, infection control and security program
- Participates in activities which enhance professional growth and development.
- Performs related duties, as requested
- Upholds the Organization's ethics and customer service standards.
Knowledge and Experience:
- High School diploma or equivalent required.
- One year of responsible experience in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience
- Working knowledge of basic systems (Electrical, Heating, Ventilation, Air Conditioning, Boilers, and Pool Equipment)
- Demonstrated knowledge of all around interior construction, smooth drywall, plumbing, electrical, lights, doors, and hardware).
- Knowledge of occupational hazards and safety precautions.
- Health care industry preferred.
- Current Cardiopulmonary Resuscitation (CPR) certification, or obtained during initial orientation period
- Handle with Care (HWC) certification, or obtained during initial orientation period
- Maintains confidentiality of patients at all times
- Sensitivity to and willingness to interact with persons of various social, cultural, economic and educational backgrounds
- Proficiency with software and/or equipment (Microsoft Office applications including Outlook, Word, Excel and PowerPoint)
- Strong organizational skills with ability to prioritize projects, work relatively independently, manage multiple tasks, and meet deadlines

- Ability to work independently and as part of a team

While performing the duties of this job, this position is frequently required to do the following:
- Heavy Work: Exerting up to 50 pounds of force frequently, and/or 20 pounds of force constantly to move objects.
- Use standard office equipment and access, input, and retrieve information from a computer. Use computer keyboard with manual and finger dexterity and wrist-finger speed sufficient to perform repetitive actions efficiently for extended periods of time.
- Communicate effectively in person, or via telephone, in a manner which can be understood by those with whom the person is speaking, including a diverse population.
- Give and follow verbal and written instructions with attention to detail and accuracy.
- Perform complex mental functions and basic arithmetic functions; interpret complex laws, regulations, and policies; collect, interpret, and/or analyze complex data and information

- Lift up to fifty (50) pounds on a regular basis and 100 pounds occasionally
- Both environmental conditions: Activities occur inside and outside.
- Hazards: Includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
