As we continue to expand our portfolio of properties, we are seeking a motivated and customer-focused Leasing-Resident Services Specialist to join our dynamic team.


The Leasing-Resident Services Specialist will be responsible for marketing, leasing, and managing tenant relations to ensure the continued success of our properties. This role requires an individual who thrives in a fast-paced environment, is adept at sales, and has a deep understanding of customer service. The ideal candidate will be a proactive team player with strong communication skills and a passion for delivering superior resident satisfaction.


Key Responsibilities:

Resident Relations & Leasing:

o Demonstrate the HEROES principles (Helpful, Engaged, Responsive, Outstanding, Excellent, Successful) in all daily tasks, ensuring residents feel valued and heard.

o Lead marketing and leasing efforts for properties to meet and exceed occupancy goals. Actively seek innovative strategies to improve leasing and occupancy rates.

o Perform property showings, qualify prospective residents, and manage the lease renewal process in strict adherence to company policies and fair housing regulations.

o Handle all resident communications, ensuring timely resolution of concerns and maintaining a strong, positive relationship.


Sales & Marketing Initiatives:

o Implement and adjust sales strategies based on current market conditions, competitive properties, apartment turnovers, and seasonal trends.

o Regularly evaluate and stay informed on the local rental market to offer insightful recommendations for pricing, marketing, and promotions.

o Execute on-site and off-site marketing campaigns to attract high-quality residents. Collaborate with the onsite management team to develop long-term strategies to retain tenants.

• Financial & Operational Oversight:

o Assist rent collection, monitor payment delinquencies, and take appropriate action for collections while maintaining accurate records.

o Assist as needed with preparing and distribute regular reports on leasing, residential services, and marketing data to ensure property performance is on track with goals.

o Actively manage community events and resident services to foster a positive environment for residents, partnering with the outside organizations as needed when applicable.


Compliance & Policy Adherence:

o Ensure strict compliance with Fair Housing regulations, as well as other local, state, and federal laws.

o Maintain a comprehensive understanding of internal policies, industry standards, and regulatory requirements to ensure smooth operations and effective leasing processes.

o Assist with Recertifications, initial move ins and state and other property inspections

• Collaboration & Teamwork:

o Keep the onsite management team informed of any issues or trends that could impact property performance.

o Support cross-functional teams, including assisting other properties and special projects as needed.

o Participate in all required training and development opportunities, continuously enhancing industry knowledge and personal skills.


Skills & Qualifications:

• Education & Experience:

o High school diploma or GED required (Associate's degree or higher preferred).

o Previous leasing or sales experience in property management is preferred.

o Certification such as Certified Occupancy Specialist (COS) or Tax Credit Specialist (TCS) is a plus or the ability and willingness to obtain certification.

o Communication: Exceptional verbal and written communication skills, with the ability to engage effectively with a diverse group of residents, team members, and external stakeholders.

o Customer Service: Strong customer service orientation with a positive attitude and enthusiasm for creating a welcoming environment for residents.

o Organizational Skills: Ability to multitask, prioritize, and manage multiple responsibilities in a fast-paced environment.

o Technical Proficiency: Strong computer skills with proficiency in Microsoft Word and Excel; ability to quickly learn new software tools and systems.


Physical Requirements:

o Ability to work in a physically demanding role that requires standing, walking, lifting, and carrying up to 25 lbs.

o Must be able to access all areas of the property, including multi-story buildings, without assistance from an elevator.


Hourly Wage: $21.35 – $24.51 per hour, based on experience and qualifications.
