What are the responsibilities and job description for the Property Accountant position at RREAF Holdings?
The Property Accountant is responsible for a portfolio of MH and RV properties. This individual will be directly responsible for the monthly preparation of financial statements, income statements, AP & AR, variance analysis, property/tenant statistics, and general ledger reconciliations.
The ideal candidate will have experience in property accounting within MH/RV, multifamily or hospitality asset classes, possess strong analytical skills and a keen attention to detail. This candidate should have experience managing financial databases and information and be able to recognize and solve any issues that may arise.
Reporting to the CEO, the Property Accountant will work closely with Asset Management, Portfolio Management, and Operations. This is a remote/hybrid role based in Chicago.
Responsibilities:
- Full accounting responsibility for an assigned group of properties, including monthly and annual closings, recording of amortization and depreciation, accrual adjustments, and month-end journal entries.
- Prepare accurate and timely monthly, quarterly and annual financial statements, income statements, and variance analyses for review by Asset Management and Portfolio Management.
- Manage accounts payable and accounts receivable functions.
- Work with Asset Management to compile Construction Draws and payments.
- Reconcile bank statements and manage cash flow for properties.
- Ensure compliance with financial regulations and company policies.
- Assist with budgeting and forecasting activities, including the preparation of annual property budgets in coordination with the operations and asset management teams.
- Assist with portfolio analytics including lender and investor reports.
- Work with the Acquisitions and Operations team to on-board and off-board new acquisitions or dispositions.
- Coordinate with property managers and other departments to resolve accounting issues in a timely manner.
- Maintain and manage financial data within Rent Manager, ensuring accuracy and integrity of all property-level records.
- Monitor and report on property/tenant statistics, occupancy trends, and other key financial metrics to support operational decision-making.
- Coordinate with the Tax Department as necessary.
Requirements:
- Bachelor’s degree in Accounting, Finance, or related field.
- Minimum of 2 years of accounting experience in the MH/RV, multifamily, hospitality or real estate industry.
- Proficiency in accounting software; Rent Manager is preferred but not required.
- Strong knowledge of GAAP and financial reporting standards.
- Excellent analytical and problem-solving skills.
- Strong attention to detail and organizational abilities.
- Comply with expectations as demonstrated in the RREAF Residential Employee Handbook.
- Background and Drug Screening required prior to beginning work.
