Royalty Roofing and Siding is hiring a commercial project manager. Commercial roofing, siding, and exterior restoration across the Omaha metro. You own the project from turnover through close-out and you are the person the general contractor calls.

Who You Would Be Working For

The parts of the business a project manager depends on are already built here. You get a project coordinator and a superintendent on your jobs, so the schedule does not sit on one person. Estimating is its own seat. Every project runs the same documented sequence from turnover to close-out, and commission comes off a written plan with a monthly statement showing every job, its costs, and what you earned on it. Nothing about your check depends on how the month felt to somebody in the office.

This is a commercial-focused role. You will not be reassigned to residential production.

What You Would Run

• Turnover review and the pre-construction meeting before anybody mobilizes.
• Schedule, subs, and material control.
• You are on your jobs in the morning, you meet deliveries where you can, and you count what comes off the truck.
• Scope changes get priced with the estimator and signed by the customer before a crew touches the work.
• Before demobilization you walk it trade by trade and building by building, close the punch list inside five days, get the manufacturer inspection scheduled, and build the close-out package while the job is still in your head.

What You Get

Base is $75,000 to $85,000 depending on what you have run, reviewed at ninety days. Above base, every commission and bonus dollar is

calculated on gross profit instead of contract price. None of it is capped.

• Commission on gross profit for commercial work you estimate and close yourself.
• Ten percent of gross profit on change orders approved in writing before the work happens.
• Ten percent of every gross profit dollar you deliver under what the job was bid at.

The margin bonus is the piece most roofing companies do not offer. Most pay a project manager on revenue and then hold that person responsible for margin they had no hand in setting. Material you buy well and crew hours you keep tight land in your own check here. Most people in a structure like this earn between $85,000 and $120,000 in the first year, and you will see the written plan with the worked examples before you accept anything.

What We Need

Three years or more running commercial roofing as the project manager or superintendent of record. Working knowledge of TPO and modified bitumen, and metal if you have it. You can read a spec set, move submittals and pay applications without being chased, and stay level with a facility manager who is not happy. Clean driving record and daily presence on your jobs.

Helpful but not required: AccuLynx or Procore, OSHA 30, relationships with commercial GCs or property managers in the metro, and estimating experience.
