Job descriptionJob Overview

Royal Restoration is a growing property damage restoration company specializing in emergency services (water, mold, fire), contents services, and full reconstruction. We work closely with insurance carriers, TPAs, property managers, and homeowners to deliver fast, compliant, and high-quality restoration services.

We are seeking an experienced Rebuild (Reconstruction) Project Manager to lead residential and light commercial insurance restoration rebuild projects from start to finish. This role requires TPA program experience and a solid understanding of insurance restoration workflows, documentation, and SLA/KPI timelines.

Position Overview

The Rebuild Project Manager is responsible for managing reconstruction jobs from initial site inspection and estimate through production, change orders/supplements, closeout, and customer satisfaction. You will oversee schedules, subcontractors, quality control, and communication with customers, adjusters, and TPA reviewers while ensuring projects are profitable, compliant, and delivered on time.

Key Responsibilities

  • Manage multiple reconstruction projects simultaneously (drywall, paint, flooring, cabinetry, trim, electrical, plumbing, HVAC, etc.)
  • Conduct site inspections, scope losses, and build clear project plans and schedules
  • Produce and/or review estimates, supplements, and change orders (Xactimate preferred)
  • Ensure compliance with TPA program requirements and meet SLA/KPI timelines (documentation, notes, approvals, photo requirements, etc.)
  • Coordinate and manage subcontractors: bid requests, scope reviews, scheduling, onsite oversight, and quality control
  • Order/track materials and confirm lead times to prevent delays
  • Communicate professionally with customers, property managers, adjusters, and TPA reviewers to drive approvals and keep projects moving
  • Maintain accurate job documentation (photos, daily notes, signed work authorizations, COs, invoices, permits/inspections where applicable)
  • Monitor job costs, margins, and production performance; proactively address risks and scope gaps
  • Perform job walks, punch lists, and final closeouts to ensure quality and customer satisfaction
  • Collaborate with internal coordinators, estimators, and accounting to support billing accuracy and timely collections
  • Identify and resolve issues that could create delays, denials, rework, or customer complaints

Required Qualifications (Must Have)

  • 2–3 years of insurance restoration rebuild project management experience (required)
  • TPA program experience and comfort working within SLA/KPI deadlines (required)
  • Strong knowledge of reconstruction processes and sequencing across multiple trades
  • Strong communication skills (customer-facing, adjuster/TPA communication, subcontractor management)
  • Proven ability to run multiple projects in a fast-paced environment with high attention to detail
  • Valid driver’s license and ability to travel locally to job sites

Preferred Qualifications

  • Xactimate and Symbility estimating experience (preferred)
  • Experience with large-loss, multi-unit, or multi-site reconstruction projects
  • Knowledge of permitting/inspections and closeout package requirements
  • Familiarity with restoration/project management software (Dash or similar)
