Lead Facility Technician (Forest Point)

Roof Above is NC’s most comprehensive homeless service provider.  Our mission is to unite our community to end homelessness, one life at a time.  Focusing on individuals experiencing homelessness, Roof Above offers everything from street outreach to shelter to Rapid Rehousing to Permanent Supportive Housing. Roof Above’s services and programs reach over 1,200 individuals every day across seven campuses in Charlotte (up to 14 campuses in COVID).  Roof Above was born through the merger of Urban Ministry Center and Men’s Shelter of Charlotte in 2019. 

POSITION SUMMARY

The Assistant Facility Manager will serve as the Project Supervisor for turning over vacant apartments for new occupants and housing inspections. This position will be responsible for the maintenance and repairs of assigned sites to ensure facilities are prepared for daily operations and overall management including but not limited to completing work orders, maintaining laundry facility, managing dumpster, pest control and landscaping services. Additionally, the Assistant Facilitates Manager will be responsible for ensuring the fire system is up to date to include fire extinguishers and sprinkler system and prepares the facility to successfully pass all inspections. The Assistant Facilities Manager will be expected to respond to after-hours emergency work orders and major facility-related issues in a timely manner and will serve as a member of the Facilities leadership team and is expected to meet program goals and objectives.

ESSENTIAL FUNCTIONS

• Serve as a Project Supervisor for turning over vacant apartments for new occupants
  • Conduct needed repairs required to make apartments ready for occupancy. Ensure apartments meet the standards to pass housing inspection.
  • Assess, prioritize, and track apartment turnovers for our Permeant Supportive and Scattered Sites; provide timely updates on status of vacant apartments to VP of Facilities, VP of Single Site, and VP of Scattered Sites Program.

• Responsible for maintenance and repairs of assigned sites (Centre Terrance Apartments, Kings on Lamar, and Easter’s Home) to ensure facilities are prepared for daily operations.
  • Ensure that assigned buildings are always prepared for Fire Inspections. This includes ensuring annual and biannual services of fire equipment such as back flows, FACPs, extinguishers, and sprinklers. Mechanical/electrical rooms are free of storage, emergency exit doors are clear for egress, and maintain records for CMFD, and or any other entity that requests them.
  • Assist in the execution of emergency action plans. Ensure proper documentation is recorded and plans executed on a quarterly basis.
  • Schedule vendors and provide oversight as needed.
  • Facilitate the planning, set-up, and break down of events. This may include rental of appropriate supplies for events.
  • Manage the security, distribution, and reception of keys and associated documents. Insuring the key control of this portfolio.
  • Administer and execute building inspections to maintain an awareness of damaged or aged equipment and identify areas for site improvements. This includes conducting an annual facility condition assessment for each assigned building.
  • Order and purchase janitorial supplies and maintenance supplies including tools to make repairs.
  • Prepare facilities for inclement weather conditions. This could include adjusting schedule and tasks to reduce impacts to facilities.
• Partner across Roof Above facilities team and program teams to share best practices and resolve common issues/concerns across the organization.
  • Build partnership within facilities teammates by sharing lessons learned and best practices. Open to receiving feedback from team on solving problems.
  • Seek out feedback from Roof Above Program teammates at assigned sites; actively listening to concerns, planning improvements, and implementing agreed upon corrective actions.
  • Collaborate with program leadership on guest issues and strategies for improving guests’ experience within Roof Above facilities.
  • Work closely with volunteer team on developing projects for volunteers that provide meaningful impacts to our campuses and donors.
  • Serve as part of Facilities leadership team to meet program goals and objectives.
    • Be a subject matter expert on solving facility issues; provide valuable input for renovation and construction projects.
    • Develop quarterly goals that align with overall program goals and Roof Above mission.
    • Collaborate with Facilities leadership on budgeting and personnel issues.

EDUCATION, EXPERIENCE AND SKILLS REQUIRED

• High School diploma or equivalent required.
• Minimum 5 years of experience working in plumbing, electrical, and HVAC.
• Past work experience managing small to medium-sized projects.
• Successful experience in managing multiple facilities with distributed facilities staff.
• Positive experience supervising building maintenance technicians.
• Detailed experience with facilities systems including but not limited to; HVAC system operations; maintenance equipment operations; maintenance supplies and chemicals; emergency procedures; equipment and service procurement.
• Knowledge of building inspection requirements.
• Strong written and oral communication skills. 
• Computer proficiency and familiarity with electronic documentation. 
• Creativity, strong problem-solving skills. 
• Must possess a valid driver’s license and safe driving record.
• Ability to lift and carry up to 50lbs, climb stairs and ladders, and be able to stand for long periods of time.

PROGRAM OVERVIEW

The Facility Management Program is responsible for the upkeep and improvements of Roof Above properties by providing a comfortable, functional, sustainable, efficient, and safe built environment. This not only applies to Roof Above own property but is also relevant to leased space and properties managed by Roof Above programs. The Facility Management Team is dedicated to supporting the staff and the people we serve for all their facility needs and issues.

Locations in the portfolio include Apartments at Moore Place, The Rise on Clanton (TROC), Forest Point Place, and the Scattered Sites Program that leases over 100 apartments throughout Mecklenburg County
