General Definition of Work
The job of Building Maintenance Worker is done for the purpose/s of maintaining facilities for
students, staff and public in safe operating condition; maintaining a preventive maintenance program;
performing skilled maintenance (e.g. plumbing, electrical, ventilating systems, alarms, boilers, etc.) to resolve immediate operational and/or safety concerns.
Qualifications Required
Experience in facilities, building, or general maintenance.
Working knowledge of electrical, plumbing, carpentry, painting, locksmithing, and general building repairs.
Salary/Status
Maintenance, 240 days/8 hours

Place of Work
The normal place of work is on the premises used by Rock Hill Schools. Rock Hill Schools reserves the right to require you to work at such other place(s) as it may reasonably require from time to time.
Essential Functions
- Assists other personnel as may be required for the purpose of contributing to the efficiency and effectiveness of the school and/or property.
- Coordinates with assigned lead and/or supervisor and other trades for the purpose of completing projects and work orders efficiently.
- Designs systems and/or special requests for items (e.g. custom cabinets, connectors, special keys, etc.) for the purpose of meeting various maintenance and facility’s needs.
- Direct maintenance support personnel (as required) for the purpose of ensuring work is completed safely and accurately and in a timely manner.
- Inspects facilities, systems and their components for the purpose of ensuring safety and identifying necessary repairs and providing an ongoing program of preventive maintenance.
- Installs system component parts, classroom and office equipment and facility components (e.g. lighting, heating and ventilating systems, alarms, plumbing, security, electrical panels, etc.) for the purpose of maintaining facilities in a safe, comfortable and operating condition.
- Maintains tools and equipment for the purpose of ensuring the availability of items in safe operating condition.
- Prepares documentation (e.g. cost estimates, requisitions, drawings, etc.) for the purpose of providing written support and/or conveying information.
- Repairs various items, systems and/or components requiring skills of maintenance trades (e.g. electrical, plumbing, electronics, locksmith, painting, wall board, safety rails, doors, doors, locks, windows, pumps, toilets, plumbing fixtures, etc.) for the purpose of ensuring that items are available and in safe working condition.
- Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of required items.
- Responds to emergency situations for the purpose of resolving immediate safety concerns.
- Transports various items (e.g. tools, equipment, supplies, etc.) for the purpose of ensuring the availability of materials required at job site.
Special Requirements
- Must have and maintain a valid Driver’s License or ability to provide own transportation.
- Must be able to pass background checks, employment verifications, and TB test
- Required to follow strict safety procedures
- Must be able to operate district or company vehicles and specialized equipment safely.
- Must be available for on-call duty to respond to emergencies if necessary
- May be required to work in various weather conditions
Knowledge skills and abilities
- Working knowledge of building maintenance trades, including electrical, plumbing, carpentry, painting, locksmithing, and general facility repairs.
- Understand preventive maintenance practices, building systems, safety procedures, and applicable codes.
- Ability to inspect, diagnose, troubleshoot, and repair facility systems, equipment, and components.
- Ability to install and maintain building equipment, fixtures, and system components.
- Ability to read and interpret blueprints, schematics, technical drawings, and work orders.
- Ability to prepare estimates, requisitions, reports, and other maintenance-related documentation.
- Proficiency in the safe operation and maintenance of hand tools, power tools, and testing equipment.
- Ability to coordinate work with supervisors, contractors, and other trades to complete projects efficiently.
- Ability to prioritize assignments, manage multiple tasks, and meet deadlines with minimal supervision.
- Ability to direct and support assigned personnel to ensure work is completed safely, accurately, and on schedule.
- Effective verbal and written communication skills.
- Ability to respond appropriately to emergency situations and changing priorities.
- Ability to maintain inventory, order supplies, and track materials needed for projects and repairs.
- Ability to perform physically demanding work, including lifting, climbing, bending, and working in various environmental conditions.
Education and Experience
- High school diploma or equivalent required.
- At least 2 years job-related experience is required
Physical Requirements/Work Conditions
- Regularly required to stand; walk; use hands and fingers to handle, or feel objects, tools, or controls; and talk or hear.
- Ability to lift, carry, and move heavy tools, equipment, and materials (often 50 lbs. or more).
- Must be able to work in confined spaces, at heights, and in varied weather conditions.
- Frequently squat, stoop or kneel, reach above the head and reach forward.
- Frequently bend or twist at the neck and trunk more than the average person while performing the duties of this position.
- Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Will work near moving mechanical equipment and may occasionally work near or with toxic or caustic chemicals such as petroleum products, degreasers, and sprays.
- The noise level in the work environment is usually moderate.
- Interruptions and immediate attention to unexpected situations are expected.
