What are the responsibilities and job description for the Property Management Maintenance Technician position at RJR Maintenance & Management?
We are seeking a skilled and dependable Maintenance Technician to help maintain and repair residential and/or commercial properties. This role is responsible for ensuring properties are safe, functional, and well-maintained year-round while providing responsive and professional service to residents and property management staff.
Key Responsibilities
- Perform routine maintenance and repairs, including plumbing, electrical, HVAC (basic), carpentry, painting, and appliance repair
- Respond to maintenance requests and emergency repairs in a timely manner
- Prepare units for occupancy, including make-ready and turnover work
- Conduct regular property inspections and preventative maintenance
- Coordinate with vendors and contractors when specialized repairs are needed
- Maintain accurate records of work orders, repairs, and materials used
- Ensure compliance with safety standards and company procedures
- Maintain tools, equipment, and maintenance areas in a clean and organized manner
- Provide courteous, professional interaction with residents and staff
- Perform snow removal services during winter months, including clearing sidewalks, entries, parking areas, and other common areas to maintain safe access
On-Call & Winter Snow Removal Expectations
- Participate in a rotating on-call schedule to respond to maintenance emergencies outside of regular business hours
- Be available evenings, weekends, and holidays as scheduled
- Snow removal duties during winter months include both scheduled routes and on-call response, depending on weather conditions and property needs
- Respond promptly to urgent issues such as water leaks, no heat, electrical hazards, and weather-related property concerns
- On-call compensation includes a stipend plus overtime pay for time worked while on call, in accordance with company policy and applicable laws
Company Vehicle
- A company vehicle is provided for use during work hours to perform assigned job duties
- Vehicle use is limited to business purposes and subject to company vehicle policies
Qualifications
- High school diploma or equivalent required
- Previous maintenance experience in property management or a related field preferred
- Working knowledge of plumbing, electrical, HVAC, and general building maintenance
- Ability to troubleshoot and problem-solve efficiently
- Valid driver’s license with acceptable driving record
- Ability to lift up to [e.g., 50 lbs] and perform physical tasks, including outdoor work in varying weather conditions
- Strong work ethic, reliability, and attention to detail
- Ability to work independently and as part of a team
