About us
Rivertown Commercial Realty is a growing property management company in West Michigan. We manage a portfolio of commercial properties (retail strip centers, office buildings, single-tenant NNN, industrial and medical) and apartment communities. We add new properties every year and are opening a new 115-unit apartment community in 2027.
The role
We're looking for a part-time Property Accountant, up to 35 hours a week, to keep our books accurate and on time. You'll handle accounts payable and receivable, the monthly close, and CAM reconciliations, working closely with our property managers. Hours are flexible during the month, with more time needed at month-end and year-end. You'll join as we move our commercial properties onto Yardi Voyager.
Key Responsibilities
Accounts payable (about 30%)
- Process approved vendor invoices and code them to the correct property and account.
- Run weekly payment batches by check and ACH.
- Keep vendor W-9s and insurance certificates current, and prepare 1099s at year-end.
- Catch duplicate or unusual invoices before they're paid.
Accounts receivable (about 20%)
- Bill monthly rent, CAM, tax and insurance charges to tenants.
- Post payments and reconcile tenant ledgers.
- Report past-due balances to property managers weekly and support collections.
- Track and reconcile security deposits.
Month-end close and reporting (about 30%)
- Close the books for about 20 property LLCs and the management company by the 10th of each month.
- Prepare bank, balance sheet and intercompany reconciliations.
- Post journal entries and accruals, including reimbursed payroll, credit card and insurance pass-throughs.
- Prepare monthly financial packages for ownership and partners.
CAM and year-end (about 15%)
- Finalize annual CAM, tax and insurance reconciliations with the property managers.
- Prepare year-end schedules and support the outside CPA with tax preparation.
Systems and controls (about 5%)
- Support the Yardi Voyager migration and keep data accurate across Voyager and Entrata.
- Document accounting procedures and suggest improvements.
What you'll do

- Accounts receivable: bill monthly rent, CAM, tax and insurance charges; post payments; track late payments; and reconcile security deposits.
- Run the month-end close for about 20 property LLCs and the management company: journal entries, accruals, and bank and balance sheet reconciliations.
- Finalize annual CAM, tax and insurance reconciliations, using figures prepared with our property managers.
- Prepare monthly financial packages.
- Keep intercompany and pass-through accounts clean, such as reimbursed payroll, credit card and insurance billings between entities.
- Support the Yardi Voyager migration and keep data accurate across Voyager (commercial) and Entrata (apartments).
- Work with our outside CPA on year-end and tax preparation.
What you bring
- 3 years of accounting experience, including property or real estate accounting.
- Proven AP and AR experience across multiple entities.
- CAM reconciliation experience.
- Experience with Yardi Voyager is strongly preferred; Entrata, MRI or AppFolio is a plus.
- Strong Excel skills.
- Able to work independently and hit monthly deadlines with a flexible schedule.
- Attention to detail and good judgment.
Pay: $30.00 - $36.00 per hour
Expected hours: 30.0 – 35.0 per week
