What are the responsibilities and job description for the Maintenance Supervisor position at River Oaks Retirement Manor?
Perform facility preventive maintenance and repairs on equipment and building as necessary, complete facility work orders, plan and complete minor construction, assist/recommend purchases of supplies and equipment. Ensure facility grounds are kept up. Complete documentation as necessary. Assist outside contractors as required.
Duties & Responsibilities:
This list is intended to be a general description of duties and responsibilities, it is subject to change according to the needs of the facility determined by the Administrator and/or Owners.
- Plans, schedules, and performs the facility maintenance program
- Keeps Administrator informed of the status of maintenance projects
- Makes timely repairs
- Establishes a work log or checklist for daily, weekly, bi-weekly, or monthly maintenance tasks and required preventive maintenance
- Familiar with Louisiana Department of Health and State Fire Marshall regulations in regards to maintenance
- Maintains accurate records of regulatory inspections
- Minor plumbing and electrical knowledge
- Maintains overall appearance of facility (painting, sheetrock patching, pressure washing, etc.)
- Identifies and corrects safety hazards
- Informing administrator of departmental needs and defective equipment
- Round the facility checking areas and equipment for cleanliness and operation
- May assist in moving residents from room to room and preparing rooms for new admits
- May assist in sheltering in place for emergencies (hurricanes, tornadoes, etc.)
- May assist in evacuation procedures due to emergencies
- May assist in driving facility van to resident appointments
- Maintains confidentiality of department, resident, employee information, communication, and documentation as well as compliance with the Health Insurance Portability and Accountability Act (HIPAA)
- Communicates in a professional manner using effective verbal and non-verbal communication skills with residents, their families, co-workers, and vendors
