Primary Function
Assist project manager and senior project manager on day to day administration activities on project they are managing. Activities include processing submittals, adjusting schedules, assisting with contract documents, execution of contracts and communication with customers and subcontractors.
Key Responsibilities:
- Assist the project manager in ensuring all projects are delivered on time according to requirements and without exceeding budget.
- Help plan construction operations and schedule intermediate phases to ensure deadlines will be met.
- Work with estimating staff to develop bids, participate in project interviews, work with the client to answer any questions, and follow up on outstanding bids.
- Assist with a wide range of construction projects as well as multiple projects from start to finish.
- Attend weekly progress meetings and prepare meeting minutes.
- Develop a thorough understanding of the details of the project.
- Communicate effectively with clients and subcontractors.
- May need to visit project site prior to bid submission.
- Anticipate issues and proactively work to avoid or resolve them.
- Prepare subcontracts and purchase orders, review for completeness and accuracy.
- Identify and track long lead time items on the project critical path.
- Prepare contract change orders for owners and subcontractors as needed.
- Responsible for file preparation and maintenance.
- Ensure vendor and subcontractor files are up to date with needed documentation.
- Continually seek opportunities to increase client satisfaction and deepen client relationships.
- Ensure adherence to all health and safety standards and reports issues.
- Help maintain the subcontractor and vendor bid list for possible future work.
- High school diploma or equivalent required, college degree preferred.
- Knowledge of construction industry standards, building codes, equipment, methods, and contracts.
- Demonstrated business expertise with strong presentation, communication (verbal and written), problem solving, financial knowledge and have leadership skills.
- Ability to maintain composure, professionalism and objectivity in difficult situations and effectively resolve conflicts.
- Computer skills in Microsoft Office and the ability to learn new software based on project requirements. Knowledge in construction software a plus.
- Ability to pass a government background check to work on Military Bases and in Government Facilities.
- Must hold a valid Driver’s License.
