Summary
A growing general contractor is seeking an experienced Project Manager to oversee commercial construction projects from preconstruction through closeout. This role is responsible for managing project schedules, budgets, subcontractors, and client relationships while ensuring projects are completed safely, on time, and within budget.
Projects may include commercial renovations, tenant improvements, occupied renovations, facility upgrades, capital improvements, and small works projects. The ideal candidate is a strong leader who can manage multiple projects while maintaining excellent client relationships and delivering high-quality work.
Key Responsibilities
- Manage commercial construction projects from preconstruction through closeout
- Develop project scopes, budgets, schedules, and cost forecasts
- Lead subcontractor buyout, procurement, and contract administration
- Coordinate Superintendents, subcontractors, vendors, and consultants throughout project execution
- Manage RFIs, submittals, change orders, purchase orders, and project documentation
- Monitor job costs, billing, forecasting, and overall financial performance
- Conduct owner, architect, consultant, and subcontractor meetings
- Identify project risks and implement solutions to maintain schedule and budget goals
- Build and maintain long-term client relationships while supporting repeat business opportunities
- Work closely with estimating, operations, and field teams to ensure successful project delivery
- Oversee project closeout including punch lists, warranties, as-builts, and final turnover
Requirements
- 5 years of experience as a Project Manager with a general contractor
- Strong experience managing commercial construction projects from start to finish
- Experience with tenant improvements, occupied renovations, facility upgrades, or small works projects preferred
- Strong understanding of estimating, budgeting, scheduling, procurement, and contract administration
- Experience coordinating subcontractors, vendors, consultants, and field personnel
- Ability to read and interpret construction drawings, specifications, and contracts
- Strong communication, leadership, and problem-solving skills
- Ability to manage multiple projects in a fast-paced environment
- Bachelor's degree in Construction Management, Engineering, or related field preferred
Preferred Qualifications
- Experience preparing conceptual estimates and scopes of work
- Knowledge of Critical Path Method (CPM) scheduling
- Experience with Procore, Bluebeam, Microsoft Project, Primavera P6, or similar construction software
- Experience working directly with clients in a service-oriented construction environment
