Position Overview
The HVAC Controls Project Manager is responsible for overseeing the successful execution of building automation and HVAC controls projects from preconstruction through commissioning and closeout. This role manages project schedules, budgets, subcontractors, and client communication while ensuring HVAC control systems are installed, programmed, and integrated according to project specifications.
Projects typically include commercial, healthcare, education, laboratory, industrial, and office facilities, requiring strong coordination between mechanical systems, controls integration, and field operations. The ideal candidate has experience managing BAS/DDC projects and understands HVAC systems, controls sequencing, and building automation technologies.
Key Responsibilities
- Manage HVAC controls and building automation projects from preconstruction through commissioning and closeout.
- Oversee installation and integration of BAS/DDC systems, including HVAC controls, sensors, VFDs, and automation components.
- Develop and maintain project schedules, budgets, and cost tracking.
- Coordinate with engineers, field technicians, subcontractors, and mechanical project teams to ensure successful project execution.
- Review and manage project documentation including RFIs, submittals, control drawings, sequences of operation, and change orders.
- Lead project meetings and maintain communication with owners, consultants, contractors, and internal teams.
- Support procurement of controls equipment and long-lead materials.
- Coordinate startup, testing, commissioning, and system verification activities.
- Ensure projects comply with project specifications, energy standards, and building codes.
- Troubleshoot project challenges and implement solutions to maintain schedule, quality, and budget goals.
- Assist with project turnover, owner training, and final documentation.
- Support energy efficiency and optimization initiatives through proper system integration and controls strategies.
Qualifications
- 5–10 years of experience in HVAC controls, building automation, or mechanical construction project management.
- Strong experience with Building Automation Systems (BAS), DDC controls, and HVAC systems.
- Knowledge of HVAC equipment including RTUs, chillers, boilers, VAV systems, cooling towers, and VRF systems.
- Experience managing projects involving controls integration, commissioning, and system startup.
- Ability to read and interpret mechanical drawings, controls schematics, and sequences of operation.
- Strong understanding of BACnet, Tridium/Niagara, or similar building automation platforms preferred.
- Strong leadership, communication, and organizational skills.
- Ability to manage multiple projects in fast-paced commercial environments.
Preferred Qualifications
- Experience working on healthcare, laboratory, education, commercial, or industrial projects.
- Familiarity with energy management systems and building performance optimization.
- Proficiency with project management tools such as Procore, Bluebeam, Microsoft Project, or similar software.
- Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Construction Management, or related field preferred.
