Position Overview
The Project Manager is responsible for overseeing the successful planning, execution, and delivery of ground-up multifamily, affordable housing, mixed-use, and residential construction projects from preconstruction through closeout. This role manages project budgets, schedules, subcontractor coordination, procurement, contracts, and client relationships while ensuring projects are completed safely, on time, and within budget.
The ideal candidate has extensive experience managing multifamily construction projects and possesses a strong understanding of project planning, financial management, scheduling, value engineering, and collaboration with field operations. Experience with affordable housing, occupied renovations, and mixed-use developments is highly preferred.
Key Responsibilities
- Manage multifamily construction projects from preconstruction through final closeout.
- Develop and maintain project schedules, budgets, forecasts, and cost controls.
- Lead subcontractor procurement, buyout negotiations, and contract administration.
- Manage project documentation including RFIs, submittals, change orders, meeting minutes, and closeout documentation.
- Collaborate closely with Superintendents to ensure field operations remain on schedule and aligned with project objectives.
- Monitor project financial performance, including job costing, forecasting, billing, and profitability.
- Coordinate with owners, architects, engineers, consultants, and subcontractors throughout the project lifecycle.
- Review construction drawings and specifications to identify constructability issues, scope gaps, and value engineering opportunities.
- Oversee procurement of long-lead materials and equipment to maintain project schedules.
- Identify and resolve project challenges related to budget, schedule, quality, and scope.
- Ensure compliance with contract documents, building codes, safety requirements, and quality standards.
- Lead project meetings and maintain clear communication with all project stakeholders.
- Oversee project turnover, punch list completion, warranty items, and final closeout.
- Build and maintain long-term relationships with clients, consultants, subcontractors, and project partners.
Qualifications
- 5–10 years of experience as a Project Manager with a general contractor.
- Strong experience managing ground-up multifamily construction projects required.
- Experience with affordable housing, mixed-use developments, podium construction, wrap-style apartments, or occupied residential renovations preferred.
- Proven ability to manage projects from preconstruction through completion.
- Strong understanding of budgeting, scheduling, contract administration, procurement, and project financial management.
- Experience coordinating owners, architects, consultants, subcontractors, and field teams.
- Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
- Strong leadership, communication, negotiation, and organizational skills.
- Ability to manage multiple projects and competing priorities in a fast-paced environment.
Preferred Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
- Experience managing projects ranging from $20M to $150M .
- Experience with affordable housing, mixed-use, or large-scale residential developments.
- Proficiency with Procore, Bluebeam, Microsoft Project, Microsoft Office, and other construction management software.
- Experience with negotiated, design-build, CM-at-Risk, or hard-bid project delivery methods.
- Strong understanding of preconstruction planning, value engineering, and project budgeting.
