Assistant Director of Operations & Maintenance Status: ExemptSchedule: Mon–Fri, 7:00 am–3:30 pm SummaryThe Assistant Director of Operations & Maintenance provides leadership, administrative oversight, compliance monitoring, and program management for the upkeep and maintenance of paved areas, landscaped grounds, and related facilities. This role supports long-term planning, regulatory compliance, contractor supervision, budgeting, and daily operational coordination to ensure safe, reliable, and well-maintained infrastructure. Essential Duties & Responsibilities- Provide daily leadership to maintenance staff, including task assignments, coaching, performance oversight, and safety compliance.- Conduct and oversee inspections, implement safety measures, and maintain regulatory documentation.- Manage a computerized maintenance management system (CMMS) by assigning and tracking work orders to ensure timely completion.- Develop and execute preventive maintenance programs for paved surfaces, facilities, vegetation, and equipment.- Lead seasonal and weather-related operations, ensuring staff and equipment readiness, including snow/ice response.- Oversee infrastructure upkeep such as paved surfaces, signage, drainage areas, lighting, and landscaped zones.- Coordinate and monitor vendor and contractor activities to ensure quality, safety, and required performance standards.- Provide training, skill development, and qualification oversight for equipment and vehicle operators.- Assist with budgeting, procurement, reporting, inventory management, and long-range maintenance planning.- Support emergency responses, operational disruptions, and after-hours situations as needed. Required Qualifications- Knowledge of maintenance operations, pavement systems, grounds upkeep, and applicable regulations.- Strong understanding of snow removal operations.- Ability to interpret drawings, diagrams, and technical specifications.- Excellent communication, analytical, and organizational skills.- Demonstrated leadership and team-building experience.- Proficiency with Microsoft Office and CMMS platforms.- Valid driver’s license. Education & Experience- Bachelor’s degree in engineering, public administration, construction management, or related field preferred (equivalent experience accepted).- Minimum 5 years of supervisory or leadership experience.- Prior experience with budgeting, procurement, safety compliance, and contractor oversight. Physical Requirements- Ability to sit for extended periods.- Ability to walk paved and unpaved areas to assess maintenance needs.- Ability to lift up to 25 lbs.- Ability to work at a computer for extended periods. Work Environment- Mix of office and field work with exposure to outdoor elements, noise, and active operations.- Requires availability for emergency response and severe weather events.- Occasional nights, weekends, and holidays as operationally required.
