This role requires a balance of strong customer service for residents and meticulous documentation for regulatory audits.Core Responsibilities
- Section 8 & HUD Compliance: Manage the affordable housing recertification process, including calculating family income, verifying assets, and determining rent levels. Maintain and purge property waiting lists in accordance with HUD guidelines.
- Leasing & Occupancy: Greet prospective tenants, conduct property tours, and process rental applications, including credit and background checks. Assist with move-in orientations and move-out inspections.
- Financial Management: Collect monthly rents, scan daily deposits, and manage delinquent accounts by issuing late notices or starting eviction procedures when necessary.
- Resident Relations: Respond to tenant inquiries and complaints professionally, often using conflict resolution skills to diffuse stressful situations.
- Maintenance Coordination: Generate work orders from resident requests and coordinate with maintenance staff or external vendors for repairs and turnovers.
Required Qualifications
- Experience: Typically 1–3 years in residential property management, with a specific requirement for experience in affordable housing programs such as LIHTC (Tax Credit) or Section 8.
- Education: High school diploma or GED required; an Associate’s or Bachelor’s degree in a related field is often preferred.
- Technical Skills: Proficiency in property management software such as Yardi, OneSite, or AppFolio, along with Microsoft Office Suite.
- Certifications: Preferred certifications include Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), or National Apartment Leasing Professional (NALP).
- Soft Skills: Excellent communication, high attention to detail for file audits, and strong organizational abilities to manage multiple site priorities.
Pay: $23.45 - $25.00 per hour
