Role Description
- Meet with Project Manager to review blueprints, sub-contractor list and create a schedule.
- Coordinate and schedule all applicable trades and vendors and ensure that all field work complies with current plans.
- Coordinate with any sub-contractors and vendors that Landlord/Tenant may send to the job site.
- Coordinate and delegate the activities of the company’s field workforce ensuring effective use of hours worked.
- Communication with Project Manager daily. Report to PM at beginning and end of each day and in between as necessary.
- Obtain approvals from PM for expenditures.
- Review all work change orders with Project Manager and Project Accountant
- Communicate any unpredicted conditions to the Project Manager which may affect the quality or cost of work.
- Keep the Project Manager informed of any conditions that impact the project schedule.
- Coordinate with the client all necessary changes including communicating to the Project Manager and Project Accountant all client requests for additional work.
- Submit job report to PM and office admin daily for work performed that day.
- Provide labor to aid trades/RPM in successful, timely completion of jobs. Labor to include light carpentry, painting, clean-up, safety implementation/job site protection, completion of punch-list items, etc.
- Ensure proper safety protection is utilized in any public areas of the job site and maintain a safe jobsite in compliance with OSHA standards / Company Safety Plan
- Coordinate and schedule all necessary inspections to obtain Certificates of Occupancy; includes all progress & final inspections.
- Ensure punch list items are complete to Owner/ Landlord and Project Manager’s satisfaction
- Encourage standards of workmanship to subcontractors in order to deliver a professional job within scheduled completion dates.
- Track deliveries / long-lead items to insure project schedule is maintained.
- Insure projects are open for subcontractors at start of day and locked up and secure at day's end.
- Become familiar with and verify conformance with project plans and specifications.
Qualifications
- Minimum of 5 years experience in a similar position
