Position Purpose:
Analyze potential investments focusing on the ground up development of residential communities. Lead the acquisition process and contribute to development, construction, and asset management efforts throughout the full lifecycle of investments made by ResiBuilt.
Job Responsibilities:
- Build, prepare, and periodically update complex financial models – including equity waterfalls - to ascertain the financial viability of potential development opportunities, accurately project future cash flows, and forecast investor returns.
- Conduct thorough market research and comparable property analysis in areas surrounding potential investments and summarizing findings in a concise, convincing manner.
- Analyze multiple deal structures, leverage scenarios, partnership agreements, etc. to determine the most profitable investment strategy.
- Prepare and present comprehensive investment summaries to senior and executive level management.
- Effectively negotiate deal terms with sellers, prepare Letters of Intent, and work with internal teams and third-party counsel to draft Purchase and Sale agreements.
- Track all investments within the acquisition pipeline, assist in the due diligence and closing processes, and assist with asset management responsibilities for portfolio assets.
- Utilize advanced technical skillset to assist other departments with building and maintaining analytical tools to track performance and improve efficiency.
- Provide weekly reports to immediate and senior management to show the status of all investment opportunities.
- Occasionally assist development, construction, and asset management departments as needed.
- Utilize various software (MLS, LandVision, Zonda, etc.) and industry connections to identify off-market investment opportunities.
Job Requirements (Including Education):
- Bachelor’s degree in Finance, Real Estate, Economics, or related discipline.
- 1-5 years of experience in real estate acquisition, development, or banking.
- Advanced proficiency in MS Excel, PowerPoint, and Word required. Experience with Power BI is a plus.
- Experience with industry data providers (MLS, CoStar, LandVision, Zonda, etc.) is a plus.
- Ability to estimate the value of a property based on comparable properties is required.
- Ability to work on multiple projects under pressure, maintain a high level of organization, prioritize deadlines, and effectively manage workload with minimal supervision.
- Self-motivated, highly analytical and detail oriented with the ability to make sound investment decisions and justify assumptions under scrutiny.
