Position Overview
The Pre-Construction Manager plays a critical role in leading the front-end of Renovia’s commercial projects. This position partners closely with sales, engineering, vendors, and production teams to ensure accurate, competitive, and complete bid packages. The Pre-Construction Manager oversees all estimating activities—developing pricing, schedules, and proposals that set projects up for operational success.
As a player-coach, this role includes mentoring Estimators while also managing complex estimates personally.
Key Responsibilities
- Lead and mentor Estimators to improve technical skills and ownership of estimating processes.
- Coordinate pre-bid activities, including site walks, RFIs, and vendor outreach.
- Review and complete bid packages, engineering reports, and proposals.
- Develop detailed take-offs, cost estimates, and Schedules of Values (SOVs) for coatings, waterproofing, and restoration projects.
- Solicit and evaluate subcontractor and vendor bids, maintaining a qualified vendor network.
- Prepare and present polished proposals alongside Account Executives to engineers, boards, and property owners.
- Partner with production for seamless project handoffs, ensuring alignment on scope and cost.
- Implement standardized estimating tools, templates, and best practices across branches.
- Participate in customer and industry events to promote Renovia’s expertise.
- Lead post-project reviews to capture lessons learned and improve future bids.
- Support local permitting research and ensure compliance with state and municipal requirements.
- Provide onboarding and ongoing coaching for new Estimators in the branch.

Qualifications
- Bachelor’s degree in Construction Management, Engineering, or a related field (preferred).
- 5 years of experience in commercial estimating for coatings, waterproofing, or restoration.
- Proficient in Bluebeam, Procore, and Microsoft Office Suite.
- Experience with Salesforce and web-based estimating tools (preferred).
- Strong written and verbal communication skills.
- Ability to interpret project manuals, specifications, and drawings.
- Travel required 25–50%, including overnight trips for pre-bid meetings, vendor visits, and job walks.
Compensation & Benefits
- Base Salary: $90,000 – $100,000 (commensurate with experience)
- Bonus: Up to 10% based on win rate (target ~28–29%)
