Role Description The Sr. Title Agent is a full-time, hybrid role based in San Antonio, TX, with a mix of in-office and work-from-home flexibility. This role is responsible for performing comprehensive title research, including examining public records, verifying chain of title, and identifying encumbrances or issues that may affect land acquisition and ROW projects. The Sr. Title Agent will coordinate and support closings, prepare and review title commitments, and collaborate with escrow personnel, internal teams, and external stakeholders to ensure accurate and timely transactions. Daily responsibilities include resolving title defects, communicating clearly with clients and landowners, maintaining detailed documentation, and supporting project managers with title-related status updates and reports. The role requires strong judgment, attention to detail, and the ability to manage multiple assignments and deadlines across various projects.
Qualifications
- Proficiency in title research, KMZ analysis and examination, including Title Searches and Chain of Title analysis.
- Experience supporting or managing real estate Closings and working knowledge of Escrow processes and documentation.
- Strong Customer Service skills, with the ability to communicate complex title issues clearly to internal and external stakeholders.
- Solid understanding of right-of-way, land acquisition, or related real estate practices, preferably within energy, pipeline, or infrastructure projects.
- Ability to interpret legal descriptions, surveys, deeds, easements, and related land documents with high accuracy.
- Strong organizational, analytical, and problem-solving abilities, with experience handling multiple files and deadlines simultaneously.
- Proficient with common title, land, and document management software, as well as standard office productivity tools.
- Several years of experience in title examination or as a Title Agent; prior senior-level or ROW-related experience is preferred.
- High school diploma or equivalent required; additional education, certifications, or relevant coursework in real estate, land management, or legal studies is a plus.
