About Us:
HH Red Stone, a rapidly expanding Property Management Company, is searching for a Maintenance Supervisor to oversee our residential property in New Haven, Connecticut. If you have a strong background in maintenance trades and bring at least 3 years of supervisory experience in multifamily housing or similar environments, we want to hear from you. Your leadership, technical expertise, and collaborative management style will make you a vital part of our on-site operations team.
Key Responsibilities:
- Maintenance & Repairs:
Perform a wide range of hands-on repairs including HVAC (if certified), plumbing, electrical, carpentry, painting, and general building maintenance. - Team Leadership:
Supervise on-site maintenance staff: coordinate schedules, delegate work orders, train team members, and conduct performance evaluations. - Turnover & Work Orders:
Manage apartment turns and ensure timely completion of resident work orders. Track all work using property management software. - Vendor & Contractor Oversight:
Schedule and oversee third-party vendors and contractors, ensuring quality and timely work that meets property standards. - Inventory & Supplies:
Order necessary parts, tools, and supplies; monitor usage and track inventory. - Preventative Maintenance:
Establish and carry out a preventative maintenance schedule to preserve asset value and reduce emergency repairs. - Collaboration & Communication:
Coordinate with the property management team on maintenance priorities, resident concerns, capital improvement projects, and budget planning.
What We’re Looking For:
- Strong technical knowledge across maintenance trades
- HVAC Certification preferred (or in progress)
- Excellent time management and organizational skills
- Experience using property management software (e.g., OneSite or similar)
- Reliable, solution-oriented, and able to work independently
- Professional communication and leadership skills
- Ability to thrive in a fast-paced environment
Required Qualifications:
- High School Diploma or GED
- 3–5 years of hands-on residential maintenance experience
- 2 years in a supervisory or lead maintenance role
- Valid driver's license and reliable transportation
- Availability for on-call rotation and emergency response as needed
