Key Responsibilities
Client & Tenant Engagement
- Daily Liaison Check in with the Building Manager every morning to review the daily task list and address immediate priorities.
- Tenant Relations Conduct regular tenant visitations and monitor communication books to stay ahead of service needs.
- Conflict Resolution Personally investigate all complaints, document findings, and execute immediate corrective actions.
- Payroll & Scheduling Manage payroll processing for onsite staff; oversee scheduling for all shifts, including the approval and coordination of time-off requests to ensure constant coverage.
- Performance Management Evaluate employee performance daily, provide hands-on instruction to supervisors, and take formal disciplinary actions when necessary.
- Shift Transition Bridge the gap between shifts by preparing instructions for the evening crew and distributing special project assignments to supervisors.
- Supply & Asset Management Oversee the full lifecycle of supplies, including inventory tracking and proactive ordering. Manage company assets including uniforms, I.D. badges, and key inventories.
- Continuous Improvement Conduct daily comprehensive reviews of the facility to identify "beyond-the-contract" areas for improvement and aesthetic enhancements.
- Inspections Conduct daily inspections of designated areas and complete formal weekly Quality Control reports.
- Safety & Security Actively identify and correct unsafe work practices; ensure all security and safety protocols are strictly followed by staff.
- Maintenance Monitor the condition of all equipment and report malfunctions to the main office immediately to prevent service interruptions.
- Facility Intelligence Keep the Area Manager informed of daily issues, such as suite vacancies, moving tenants, or recurring operational hurdles.
- Documentation Maintain accurate paperwork for special projects, complaints, and requests to ensure 100% completion and client sign-off.
- Experience Previous experience in commercial janitorial management or facility operations.
- Administrative Skill Proficiency in payroll management and labor scheduling.
- Communication Exceptional verbal and written communication skills for professional interactions with building managers and tenants.
- Organization Proven ability to manage complex inventories and juggle multiple competing priorities.
