What You'll Do
- Manage the day-to-day operations of an affordable housing property.
- Perform routine building maintenance, repairs, and preventative maintenance.
- Coordinate apartment turnovers, including repairs, painting, cleaning, and move-in readiness.
- Conduct move-in, move-out, annual, monthly, and regulatory inspections.
- Walk the property regularly to identify maintenance needs, safety concerns, and capital improvement opportunities.
- Coordinate with vendors and obtain bids for repairs and capital projects.
- Respond to resident maintenance requests and emergency on-call situations, including evenings and weekends as needed.
- Collect rent and applicable resident charges while monitoring delinquent accounts.
- Assist with applications, recertifications, move-ins, and lease administration.
- Handle resident concerns professionally and assist with lease compliance issues.
- Maintain accurate records, reports, and property management software.
- Order office and maintenance supplies while adhering to company purchasing policies.
- Answer phones, respond to emails, and provide outstanding customer service to residents and visitors.
- Work closely with Regional Managers, Occupancy Specialists, contractors, and other company staff to ensure successful property operations.
What We're Looking For
- Two or more years of building maintenance, construction, carpentry, or property maintenance experience preferred.
- Previous property management or affordable housing experience is a plus.
- Working knowledge of carpentry, plumbing, electrical, painting, and general building maintenance.
- Strong customer service and communication skills.
- Ability to work independently, prioritize multiple responsibilities, and solve problems effectively.
- Experience using computers and property management software is preferred.
- Valid driver's license, reliable transportation, and the ability to travel between properties as needed.
- Ability to build positive relationships with residents, vendors, contractors, and coworkers.
- Willingness to participate in an emergency on-call rotation.
Physical Requirements
- Ability to lift up to 50 pounds.
- Ability to bend, kneel, reach, squat, stand, and climb throughout the workday.
- Ability to safely work from ladders.
- Ability to perform physical work indoors and outdoors in varying weather conditions.
