Pen Bay Maintenance, LLC is seeking a dependable, self-motivated Property Manager / Maintenance Technician to oversee the daily operations and maintenance of an affordable housing community in rural Maine.

What You'll Do

• Manage the day-to-day operations of an affordable housing property.
• Perform routine building maintenance, repairs, and preventative maintenance.
• Coordinate apartment turnovers, including repairs, painting, cleaning, and move-in readiness.
• Conduct move-in, move-out, annual, monthly, and regulatory inspections.
• Walk the property regularly to identify maintenance needs, safety concerns, and capital improvement opportunities.
• Coordinate with vendors and obtain bids for repairs and capital projects.
• Respond to resident maintenance requests and emergency on-call situations, including evenings and weekends as needed.
• Collect rent and applicable resident charges while monitoring delinquent accounts.
• Assist with applications, recertifications, move-ins, and lease administration.
• Handle resident concerns professionally and assist with lease compliance issues.
• Maintain accurate records, reports, and property management software.
• Order office and maintenance supplies while adhering to company purchasing policies.
• Answer phones, respond to emails, and provide outstanding customer service to residents and visitors.
• Work closely with Regional Managers, Occupancy Specialists, contractors, and other company staff to ensure successful property operations.

What We're Looking For

• Two or more years of building maintenance, construction, carpentry, or property maintenance experience preferred.
• Previous property management or affordable housing experience is a plus.
• Working knowledge of carpentry, plumbing, electrical, painting, and general building maintenance.
• Strong customer service and communication skills.
• Ability to work independently, prioritize multiple responsibilities, and solve problems effectively.
• Experience using computers and property management software is preferred.
• Valid driver's license, reliable transportation, and the ability to travel between properties as needed.
• Ability to build positive relationships with residents, vendors, contractors, and coworkers.
• Willingness to participate in an emergency on-call rotation.

Physical Requirements

• Ability to lift up to 50 pounds.
• Ability to bend, kneel, reach, squat, stand, and climb throughout the workday.
• Ability to safely work from ladders.
• Ability to perform physical work indoors and outdoors in varying weather conditions.
