Compliance Manager – Affordable Housing

RealREPP is partnering with a growing property management organization to assist them in hiring a Compliance Manager to support a portfolio of affordable housing communities.

This role is ideal for a hands-on affordable housing compliance professional who enjoys file review, team support, audit readiness, regulatory interpretation, and partnering with operations to keep communities compliant and running smoothly.

The Compliance Manager will serve as a key resource for affordable housing compliance across an assigned portfolio. This person will support property-level compliance, review files, coach team members, assist with audits, and help ensure consistent application of program requirements across multiple communities.

What You’ll Do


  • Serve as a compliance resource for an assigned affordable housing portfolio.
  • Supervise, mentor, train, and support Compliance Specialists and/or property-level team members.
  • Perform second-level file reviews for affordable housing programs.
  • Review initial certifications, annual recertifications, interim certifications, move-ins, transfers, and other compliance-related files.
  • Provide guidance on income calculations, assets, student rules, household eligibility, layered programs, and special circumstances.
  • Support compliance for programs such as LIHTC, HUD, Project-Based Section 8/PBV, HOME, Bond, TCAC, HCD, and other affordable housing programs.
  • Partner with Property Managers, Regional Managers, site teams, and internal leadership to troubleshoot complex compliance issues.
  • Help prepare sites for audits, inspections, file reviews, investor reviews, agency reviews, MORs, TCAC reviews, and other monitoring visits.
  • Review audit findings, correction notices, and agency correspondence to ensure timely and accurate responses.
  • Monitor deadlines for recertifications, reporting, corrections, file approvals, and regulatory submissions.
  • Help maintain accurate resident files, compliance documentation, reporting records, and internal tracking tools.
  • Assist with rent limit updates, utility allowance updates, rent increase documentation, and related compliance tasks.
  • Support training for new hires, site teams, and compliance staff.
  • Help roll out policy updates, regulatory changes, and process improvements.
  • Conduct site visits as needed to support file reviews, audit preparation, training, and compliance follow-up.
  • Maintain strong communication with internal teams, agencies, owners, investors, and third-party partners as needed.
  • Perform additional duties and special projects as assigned.


What We’re Looking For


  • 5 years of affordable housing compliance experience.
  • Strong hands-on experience reviewing and approving affordable housing files.
  • Working knowledge of LIHTC, HUD, Project-Based Section 8/PBV, HOME, Bond, TCAC, HCD, or similar affordable housing programs.
  • Experience with layered affordable housing programs strongly preferred.
  • Prior experience in a lead, senior, supervisory, or mentorship capacity preferred.
  • Strong understanding of income calculations, student rules, assets, annual recertifications, interim certifications, and eligibility requirements.
  • Experience preparing for audits, inspections, MORs, TCAC reviews, investor reviews, agency reviews, and file corrections.
  • Ability to communicate clearly with site teams, Regional Managers, compliance staff, residents, agencies, and leadership.
  • Strong organization, follow-up, documentation, and deadline-management skills.
  • Ability to travel to assigned properties as needed.
  • Experience with Yardi Voyager or similar property management software preferred.
  • Affordable housing certifications such as HCCP, COS, TCS, SHCM, CPO, NCP, or equivalent are strongly preferred.

Salary : $100,000 - $120,000
