Position Summary:

The role of the Senior Analyst or Analyst of Asset Management, Multifamily works closely with the Vice President of Asset Management, Multifamily and bridges the property management function with the strategic execution of the financial position of each asset. This position collaborates with many groups including accounting, finance, legal, development and senior management, as well as the property management team.


Key Responsibilities:

Asset Management:

  • Support the VP of Multifamily Asset Management to drive financial and operational performance for a portfolio of multifamily assets, focusing on creating and protecting asset and portfolio value.
  • Perform financial analysis and modeling, including NOI projections, cash flow modeling, IRR, NPV, equity multiples, multi-tiered partnership waterfalls, and scenario analyses.
  • Prepare recurring internal and external reports, including quarterly investor updates, asset management reporting, presentations, board of advisors reporting, and estimates for annual distributions of surplus cash.
  • Develop, review, evaluate, negotiate, and approve annual operating budgets, cash flow forecasts, debt service tests, and capital expenditure plans.
  • Conduct market research, property performance benchmarking, market surveys, and pricing analysis to inform investment and operational strategies.
  • Support acquisition and disposition activities, including underwriting, due diligence, and risk assessment.
  • Maintain direct interaction with third-party providers, including property managers, engineers, lenders, brokers, attorneys, and contractors.
  • Develop strategies and recommendations for individual assets and the overall portfolio, ensuring alignment with strategic goals.
  • Assist property management teams with budgeting, forecasting, and financial reporting.
  • Review property-level operations to identify cost savings, conduct market surveys, revenue enhancement opportunities, and operational efficiencies.
  • Participate in lease audits, tenant retention strategies, and compliance reviews.
  • Analyze construction and renovation projects, including cost estimation, ROI evaluation, and schedule forecasting.
  • Monitor project budgets, timelines, and quality to ensure successful execution.


Duties (list not meant to be exhaustive):

  • External Reporting: Design/build, improve upon existing Reporting templates. Prepare deliverables/packages summarizing highlights, requirements, market information, and other financial data. Coordinate across departments (accounting, operations, finance, legal, etc.).
  • Cash Flow Calculations / Review: Calculate IRR, NPV, equity multiples and partnership waterfall distributions. Prepare or review estimates for annual distributions of surplus cash.
  • Market Research: Perform research for multiple markets and submarkets by tracking deliveries and absorption, rental rate and expense trends, demographic trends, and news around operational and development projects. Develop methods of retaining and referencing this information in an organized way over time.
  • Internal Quarterly Valuations: Assist in evaluating existing assets by preparing Excel based cash flow models, including multi-tiered partnership waterfalls.
  • Ad hoc: Work on projects and requests as needed (i.e. lease or loan abstract creation, lease analysis, misc. income sources/scenario evaluation, hold / sell / refi analysis, ownership buyouts, etc.).
  • Thorough understanding of all factors affecting markets and submarkets and the impact on the portfolio including a strong understanding of demand generators and property revenue management
  • Identify risks to the portfolio and lead efforts to mitigate such risks.


Qualifications

  • Bachelor’s degree in Real Estate, Finance, Business, Accounting, or Construction Management; MBA or CPA a plus.
  • 2–5 years of experience in multifamily asset/property management, real estate finance, or related roles.
  • Strong financial modeling, Excel, and analytical skills; experience with Yardi, or similar software preferred.
  • Knowledge and familiarity with value-add multifamily projects, market analysis, and legislative impacts.
  • Excellent project management, organizational, and time management skills; ability to manage multiple priorities in a fast-paced environment.
  • Strong written, verbal, and quantitative communication skills; able to build effective internal and external relationships.
  • Proactive, self-motivated, and able to work independently or collaboratively in a team environment.
  • High level of professionalism, integrity, and ability to handle confidential information.
  • Comfortable learning new systems and processes, with a focus on leveraging technology to improve efficiency.

Salary : $70,000 - $125,000
