Commercial Property Management Assistant
Location: Norfolk, Nebraska

Position Overview
Perkins Properties is seeking a dependable, organized, and hands-on Commercial Property Management Assistant to support the day-to-day operations of our properties in the Norfolk area.
This position will serve as a local, boots-on-the-ground resource for our Commercial Property Management team and will work closely with management based in our Omaha office. The portfolio consists primarily of commercial properties, along with a smaller number of residential units.
This is a varied position for someone who is comfortable wearing multiple hats. Responsibilities may range from communicating with tenants and coordinating maintenance to visiting properties, meeting vendors, assisting with showings, and helping identify and resolve day-to-day property needs.
The ideal candidate is professional, self-motivated, organized, comfortable working independently, and willing to take initiative when something needs attention.
Responsibilities May Include:
- Serve as a local point of contact for tenants and assist with routine property-related questions and needs
- Receive, coordinate, and follow up on tenant maintenance requests
- Communicate with vendors and contractors, coordinate access, schedule service, and follow up on completion of work
- Conduct routine property visits and inspections to identify maintenance, cleanliness, safety, signage, landscaping, lighting, or other items needing attention
- Provide updates, photos, and documentation to Property Management regarding property conditions, maintenance issues, and completed work
- Meet vendors and contractors on-site when needed and assist with obtaining information, proposals, and estimates
- Assist with commercial property showings, prospective tenant visits, and access to vacant spaces
- Monitor vacant spaces and help ensure they remain clean, secure, and ready for showings
- Assist with tenant move-ins, move-outs, and other property transitions
- Collect and process rent payments or deposits as directed
- Assist with local notices, tenant communications, document delivery, and other property-related correspondence
· Oversee and coordinate day-to-day property maintenance needs, including receiving tenant requests, creating and tracking work orders, scheduling maintenance personnel or vendors, and following up to ensure work is completed.
- Help maintain property records, vendor information, keys, access information, and other local documentation
- Assist with minor office and administrative responsibilities related to the Norfolk properties
- Communicate regularly with the Commercial Property Management team regarding outstanding issues, tenant needs, vendor activity, and property conditions
- Assist with special projects and other property-related responsibilities as needed
Qualifications:
- Previous property management, leasing, real estate, facilities, office administration, or related experience preferred
- Strong communication and organizational skills
- Dependable and able to work independently while maintaining regular communication with management
- Comfortable prioritizing multiple responsibilities and adapting as property needs arise
- Professional and comfortable interacting with commercial tenants, residential tenants, vendors, contractors, and prospective tenants
- Ability to identify issues, follow through on open items, and communicate when additional direction is needed
- A Nebraska real estate license is not required, but would be an added benefit for this role.
- Basic computer and administrative skills
- Valid driver's license and reliable transportation
- Comfortable traveling locally between properties as needed
We are looking for someone who takes ownership of their responsibilities, notices when something needs attention, and follows through to help keep our Norfolk properties operating smoothly.
This position is intended to provide local operational support to our Commercial Property Management team. Company-wide accounting, accounts payable/accounts receivable, and other centralized administrative functions are primarily handled through our Omaha office.
The scope of the position may evolve based on experience, strengths, and demonstrated capabilities.

Pay: $15.00 - $18.00 per hour
Expected hours: 20.0 – 40.0 per week
