What are the responsibilities and job description for the Maintenance Manager position at Rapid City KOA Campground?
The Campground Maintenance Manager is responsible for the day to day maintenance of the Campground. Additional duties may be assigned. Management retains the discretion to change or add to the duties of this position at any time.
· Ensure campsites and outside facilities (swimming pool, hot tub, playgrounds, comfort stations, maintenance shops, pavilion, breakfast kitchen etc.) are well maintained areas and keeping them free from trash and debris
· Ensure services to the campsites are functioning properly. This includes water, electric, sewage, and cable.
· Assist in monitoring and/or controlling maintenance inventory and/or supplies
· Pump propane for campers
· Work closely with management in developing an integral team at the property site. Maintain open communication with Campground Manager and Staff. Remain professional in attitude at all times
· Performs various maintenance duties requiring technical labor skills, including but not limited to, HVAC repairs and adjustments, electrical installations, plumbing, light carpentry/construction, and appliance repair.
· Removing snow or debris from walkways and parking lot, painting and cleaning surrounding landscape.
· Equipment and Vehicle Management. Acquire, maintain and dispose of equipment, vehicles and tools. Maintain equipment and vehicle inventory.
· Ensure lawns are manicured appropriately. Regularly treat for weeds, rake leaves, spread mulch/woodchips/stones, trim shrubs and hedges, cut and remove tree limbs damaged by adverse weather conditions, and perform other lawn care services as necessary.
· Ensure campground is presentable and inviting at all times, and that it adheres to KOA standards.
· Inspect irrigation system regularly to ensure it is working properly, repairs as necessary.
· Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
· Proficient skills in operating various hand tools, power equipment, and commercial machinery
· Basic computer proficiency, including the ability to use email and internet
· Availability to respond to campground needs during non-business hours while on-call
· All other duties as assigned
SUPERVISORY RESPONSIBILITIES
These are carried out in accordance with applicable safety policies and laws. Responsibilities include:
· Planning, assigning, and directing work for staff
· Assigning staff their weekly schedule
· Observing, evaluating, and reviewing staff performances
· Addressing and resolving employee and/or guest complaints and problems
· Ensuring staff adherence to safety and hospitality procedures

Required Experience
· High School Diploma or equivalent education preferred
· Minimum of 2 years experience in related fields required
· 1-3 years hands-on technical work experience in areas such as plumbing, electrical, carpentry, HVAC, etc
