Project Controls Manager – Facilities Operations
Role Summary
This role manages day-to-day facility operations, maintenance activities, and workforce performance at a customer site. It combines technical oversight, team leadership, and coordination to ensure smooth building operations, compliance, and timely work order execution.
Reporting & Team Structure
- Reports to: Operations Director / Project Director
- Manages: Foremen Building Operators (10–15 union staff)
- Works with: Safety, Quality, Scheduler, contractors, and client stakeholders
Key Responsibilities
1. Operations & Maintenance
- Oversee daily facility operations and maintenance activities
- Assign, track, and close work orders using CMMS/BAS systems
- Review technical drawings, systems, and service requirements
2. Team Leadership
- Supervise and support Foremen and Building Operators
- Ensure productivity, safety, and compliance with union rules
- Provide training and performance guidance
3. Work Order & Process Management
- Manage all service requests, breakdowns, and preventive maintenance
- Ensure accurate documentation and timely completion
- Improve processes for efficiency and service delivery
4. Compliance & Safety
- Ensure adherence to safety standards, regulations, and contracts
- Lead incident reporting, audits, and risk management
- Maintain proper documentation for all activities
5. Stakeholder Coordination
- Act as main point of contact between site team, contractors, and client
- Lead operational meetings and provide regular reports
- Coordinate across internal teams and external vendors
6. Emergency Management
- Handle emergency situations and response planning
- Coordinate with emergency services and internal teams
7. Inventory & Resource Planning
- Manage spare parts, tools, and maintenance inventory
- Support procurement and vendor coordination
8. Scheduling & Cost Tracking
- Plan workforce schedules and track utilization
- Monitor costs and support budget control
Required Skills & Experience
- Strong knowledge of HVAC, electrical, mechanical systems, BAS, CMMS
- Experience managing facility operations in large sites
- Proven team leadership (union environment preferred)
- Strong understanding of safety, compliance, and contracts
- Good communication, coordination, and problem-solving skills
Preferred Background
- Experience in hospitals, airports, transit systems, or large commercial buildings
- Exposure to multi-stakeholder environments
- Certifications like PMP, FMP, or LEED are a plus
Salary : $50 - $56
