Position Summary
The Building Engineer is a hands-on role responsible for the operation, maintenance,
troubleshooting, and repair of building systems in a commercial property or portfolio. This
position is focused on technical work and day-to-day maintenance, ensuring building
systems operate efficiently, safely, and reliably while providing excellent service to tenants.
Essential Duties & Responsibilities
Operations & Maintenance
- Perform routine and emergency maintenance on HVAC, electrical, plumbing, and mechanical systems.
- Monitor and operate building automation systems (BAS) and make adjustments as needed for comfort and efficiency.
- Conduct daily building rounds, inspect equipment, and report deficiencies.
- Complete tenant service requests promptly and professionally.
- Preventive & Corrective Maintenance
- Carry out preventive maintenance according to established schedules.
- Troubleshoot and repair equipment failures, including pumps, motors, fans, and controls.
- Keep maintenance logs and records up to date.
- Safety & Compliance
- Follow all OSHA, EPA, and local code requirements during maintenance and repairs.
- Maintain safe work practices, including lockout/tagout and use of personal protective equipment.
- Participate in fire/life safety drills and inspections.
- Support for Property Operations
- Assist property manager with day-to-day building operation needs.
- Escort and assist contractors and vendors as needed.
- Provide input on material and supply needs for building maintenance.
Qualifications
Education & Experience
- High school diploma or GED required.
- Technical or vocational training in HVAC, electrical, or mechanical systems preferred.
- 3–5 years of direct hands-on experience with commercial building systems.
- Licenses & Certifications (Preferred but not required)
- EPA 608 Universal Certification.
- HVAC, electrical, or plumbing license/certification.
- OSHA 10 or OSHA 30 safety training.
Skills & Competencies
- Strong mechanical aptitude and ability to perform hands-on repairs.
- Knowledge of HVAC, plumbing, electrical, and life safety systems.
- Ability to read system diagrams, equipment manuals, and technical documents.
- Good communication skills and customer service mindset.
- Comfortable using work order management software.
- Working Conditions
- Must be able to lift 50 lbs., climb ladders, and work in mechanical rooms, rooftops, and confined spaces.
- Exposure to hot/cold conditions, mechanical noise, and outdoor weather.
- Participation in on-call rotation and after-hours emergencies required.
Compensation & Benefits
- Hourly pay based on experience with overtime eligibility.
- On-call pay when applicable.
