Job Summary
We are seeking a highly skilled and experienced Project Manager to join our dynamic Restoration Department. The ideal candidate will demonstrate exceptional attention to detail, possess excellent organizational skills, and have a proven track record of efficiently managing projects. To be successful in this position, you need to be analytically minded and a great problem solver. We are seeking applicants with excellent communication and interpersonal skills.
Essential Duties & Responsibilities
- Plan and coordinate restoration projects, ensuring adherence to project objectives, timelines, and budgets.
- Develop and manage project schedules, outlining milestones and deadlines, and monitoring progress.
- Prepare and present project plans to the team, clients, and management.
- Analyze and interpret project blueprints, drawings, and specifications to accurately estimate material, labor, and equipment costs for job forecasting.
- Manage and coordinate with contractors, subcontractors, and vendors to ensure project requirements are met and work is completed on time and within budget from pre-construction to project completion.
- Ensure effective communication between all project stakeholders, including clients, subcontractors, and project team members, to meet project goals.
- Manage project documentation, including contracts, change orders, reports, submittals, schedules, and meeting agendas.
- Prepare close-out documents such as warranties, punch lists, and close-out packages. Ensuring punch lists are completed promptly.
- Coordinate and manage all projects and activities, including scheduling, budgeting, and quality control
- Generate monthly billings and ensure billing goals are met. Monitor and measure quantities to ensure accurate billings.
- Facilitate communication between the estimator, superintendent, and foreman to provide comprehensive weekly job summaries for meetings.
- Conduct regular site visits to monitor progress, resolve any issues, and ensure compliance with safety standards and regulations.
Education & Experience
- Minimum education level of a bachelor’s degree in construction management or a related field
- Minimum of 3-5 years of experience in commercial construction project management and principles, preferably in the restoration or construction industry.
- Proficiency in project management software applications
- Strong knowledge of construction principles, methods, materials, and costs
- Ability to read and interpret construction plans, blueprints, and specifications required
- Ability to budget, schedule, negotiate, and control costs.
- A high degree of familiarity with contract and subcontract documents, terms, and conditions
- Excellent communication and negotiation skills
- Ability to manage multiple projects simultaneously
- Experience with Specialty Contractors or a "Self-Performing" contractor preferred
- Strong leadership and management skills
Travel: Travel to and from job sites is required. RAM will compensate for travel expenses if applicable.
Work Environment: As a Project Manager for RAM, the employee will be exposed to an office and job site/field setting. Work environments may include, but are not limited to, seasonal temperatures, high spaces, small spaces, loud and frequent noises, standing/walking for up to 10 hours a day, indoor/outdoor settings, and areas close to traffic.
